    Types of Mortgage

    Repayment Mortgage With this type of mortgage (also known as capital and interest) you repay part of the amount borrowed together with the interest being charged each month. In the earlier years the majority of your monthly repayment is made up of interest, However toward the latter part of your mortgage term the situation is reversed with the majority of your monthly payment reducing the amount borrowed.

    Interest-Only Mortgage With this type of mortgage you are only paying interest each month. This means that although your paments will be lower, the amount you borrowed will still be outstanding at the end of the mortgage term. You'll need to make alternative arrangements to pay off the mortgage to avoid the property having to be sold.

    Standard Variable Rate Take the rough with the smooth. Your payments will rise and fall in line with Bank Of England Base Rate charges.

    Discounted A gentler way to start your mortgage at a time when money may be tight. You pay a lower interest rate which moves in line with the lendor's standard variable rate for a set period.

    Tracker Your payments change straightaway when interest rates fall and rise. Tracker rates are usually linked to the Bank Of England Base Rate, which means they'll change in line with changes to the base rate.

    Cash Back Great if you need a cash lump sum. The lendor pays you a sum shortly after you take up the loan but if you move to another lendor in the early years you may have to pay some or all of this back. Typically interest rates are higher for this type of mortgage.

    Flexible Great if you have a variable income. You can vary the amount you pay each month and take payment holidays in some circumstances. it may help to reduce your mortgage with lump sum payments without incurring an early repayment charge.

    Stamp Duty
    Stamp duty is a tax levied by HM Revenue and Customs when purchasing a property. The amount payable depends on the value of the property you are purchasing. The different bands are as follows:-

    Example If you buy a house for £275,000, the SDLT you owe is calculated as follows:

    • 0% on the first £125,000 = £0
    • 2% on the next £125,000 = £2,500
    • 5% on the final £25,000 = £1,250
    • Total SDLT = £3,750
    We will advise you of any alteration or amendment to this, and also of the additional duty payable in respect of new leases.

    Solicitors Costs
    Solicitors costs are made up of fees plus V.A.T. together with out of pocket expenses paid by the solicitor e.g. Stamp duty, Land Registry fees and search fees. The fees are calculated partly taking into account the expense of the time devoted to a particular case and partly on the value of the property.

    Types of Survey Mortgage Valuation

    These are carried out on behalf of the mortgage lender and are to ascertain the current market valuation. An inspection will check for any major problems such as damp, timber infestations and structural issues. If there are defects highlighted in the mortgage valuation specialist reports may be necessary. Following these a retention may be lodged.

    Letter Valuation The letter valuation inspection is the same as above, but for private clients. These are generally carried out for accountancy reasons, when couples are separating or if people are purchasing the remaining share of a previously shared ownership property.

    Homebuyer Survey This survey provides the option of a more detailed inspection of the property, from the chimneypots down to the damp proof course. The report highlights the major problems there may be with a property as well as providing general advice on repairs that are recommended in order to preserve the condition of the property. It is generally advised that this type of survey be carried out on houses that are more than forty years old.

    Building Survey This more comprehensive survey covers all aspects of the property, but dealing with the construction in greater detail. As well as identifying the essential defects and works required, it provides a theory as to their probable cause and steps required to rectify them. These reports are generally

    advised for properties built before 1900 and larger houses. These are more detailed than the homebuyer survey and represents a more technical examination of the property.

    Mortgage Costs A bank will charge an arrangement fee that can vary from a set amount to a percentage of the loan advanced. Most will charge for some form of valuation and depending upon the size of the deposit you might have to pay a Mortgage Indemnity Guarantee Fee. This is an insurance policy to protect the lender if the borrower defaults on their payments and the need to sell occurs. The valuation is to ensure that the lending is a safe investment and in line with the loan to value percentage.

    Before Exchange of Contracts
    Before contracts are exchanged information about the house is provided by the sellers solicitors. The search reveals among other things if roads are adopted and whether the local authority has any proposals which effect the property. At this stage, a buyers solicitor will also be making sure that the form of the contract is in order and, if all the papers are available, that the seller has a good title to sell the property. In the meantime, the buyer will be making the necessary financial arrangements such as applying for a mortgage. It is important to agree with the seller what fixtures and fittings are included in the sale price.

    Exchange of Contracts
    The legal formalities of domestic house sale and purchase usually fall into two parts - those leading up to "exchange of contracts" and those following exchange up to "completion" of the transaction. Two identical contracts are drawn up - one to be signed by the seller and the other to be signed by the buyer. When both sides are ready to commit themselves to sell and to buy, the two signed contracts are dated and swapped over between solicitors. At this point the contract becomes binding. At the same time as exchange the date for "completion" is agreed. Completion is the date on which the keys and deeds are usually handed over in return for the purchase monies and the buyer can move in.
