    Our aim is to find the best tenant for your property whilst achieving the best possible rental income for you. Our guide below highlights the steps taken to ensure this happens.

    We will visit your property and advise you of the current market decisions and the rental you can expect to achieve. We will also tell you how best to prepare your property in order to achieve the best price and tenant in the shortest available timeframe.

    We will advise you of the different service levels we can offer and what each of those includes. You can find a detailed breakdown of our services in our terms of business but in short we offer tenant finding, rent collection and full management. We will discuss your personal circumstances with you and then suggest the best option for you in light of this.

    · Presentation of Property
    In our experience the properties which achieve the best price and rent quickly are those in the best condition. We suggest you keep it clean, free of clutter and decorated in neutral tones in order to attract the right tenant.     · Marketing Your Property

    Once you have instructed Orchard to find you a tenant we will start by taking details and pictures and advertising the property. We currently advertise on all major portals and our own website. We will also contact our current database of tenants searching for properties and commence viewings as soon as possible. All viewings are accompanied by a staff member and we will liaise with you regarding the type of tenant you are looking for and what you would consider (pets, children etc).

    · Negotiating Offers

    Once we have received an offer from a prospective tenant we will inform you immediately. We will also advise you of their current situation and when they would like to take the property from, along with any other relevant information which would influence your decision.

    · Referencing & Pre Tenancy Checks

     Once we have received an administration fee we will remove the property from the market whilst we process the tenants' references. We use an independent company to check their employment status, current address, credit score and eligibility to rent. Once these are received back we will forward them on to you for consideration and prepare the tenancy agreement.

    Tenancy Agreement

    We will prepare this for you on your behalf and email it to you for consideration. Once you are happy we will request the tenant's initial monies and ask them to sign the agreement. We can then either send it to you or sign on your behalf (common practice). We will register the deposit with the DPS and forward the certificate to you and the tenant.

    · Preparation of the Property

    Once we have agreed a check in date between all parties we will either commission a new inventory on the property or an update if necessary. These documents are very important in order that when the tenant checks out there is a copy of the property condition from the start of the tenancy and any deposit deductions can be accurately negotiated. We will also advise you of the legal requirements and checks needed by you in order for the tenant to move in (Gas Safe etc).

    · Check In

    The Inventory clerk will meet the tenant at the property and go through the condition report with them. The tenant is then asked to sign this to confirm their agreement. Once the tenant has successful checked in, any outstanding money will be transferred to you.

    • Tenants Guide to the Rental Process with Orchard

    At Orchard, we want to help you find the best property to rent to suit your needs. We have put together a brief guide below to help you understand the rental process, a more detailed copy of this can be found on our own website www.orchard-online.co.uk/lettings.

    · Registration

    Once you have registered your details with us we will talk to you about the available properties we have that meet your requirements. It is worthwhile thinking about budget, location, timescales and the type of property you want to rent. We will also discuss the administration fee with and how much it will cost to move into a property.

    · Viewings and Finding and Property

    We can arrange viewings at a time to suit you and will meet you at the property to show you around and tell you more about it and the landlord. We will keep you update with suitable properties by telephone, text and email and advise you of new instructions as soon as they come on to the market.

    · Agreeing a Rental

    Once you have found a property you like, we will put forward your offer to our Landlord along with any other information we feel is relevant to their decision making process (how many people will live at the property, pets etc). Once our Landlord has accepted your offer we will ask for a non-refundable administration fee to secure the property and start the referencing process. We will also ask for a copy of your ID to hold on file. We will also provide with a copy of the Guide to Renting.

    · Referencing & Pre- Tenancy Checks

    Our references are carried out by an independent company and they will contact you and your employer / previous landlord directly. They will verify your address for the last 3 years, current earnings and a current landlord reference if applicable.

    · Tenancy Agreement

    Once the references are completed we will draw up our tenancy agreement for you and the landlord to sign. At this point we will ask for you to pay the initial monies (Deposit, first month's rent & check-in fee). We will provide you with all the necessary documents and paperwork to sign and confirm the check in date and time.

    · Check In

    On the day of check in, the inventory clerk will meet you at the property and guide you through the inventory. This process can take up to 2 hours and it is important you attend it as you will be asked to sign the condition report and will be handed over the keys. You will also be advise of who to contact if there are any maintenance issues etc.

    Daniel Pockett (MARLA) is the Managing Director of Lettings, so he is responsible for our lettings and property management business as well as being actively involved in all other departments. With over 30 years in the industry, the majority of which has been spent with Bridges, Daniel enjoys nothing more than working with and developing teams that understand our company ethos and our customer's needs. As well as enjoying the challenges of his role, Daniel likes to spend as much time as possible with his family and this normally involves his passions of good food, great holidays, and plenty of time on the sea.

    Senior Manager 

    Jason Jones (MARLA) is our Senior Lettings Manager for the Bridges and Orchard Group and is ultimately responsible for running our front-end lettings teams. Jason joined Bridges in 2013 as a Letting Negotiator, with no previous experience in agency but a drive to succeed. He has proven himself as the consummate salesman, by setting new records for instructions and lets agreed year after year, his figures are both impressive and formidable to his colleagues. Jason is that rare breed that can write business as well as leading his teams, planning, and strategising our business growth. Nothing is too much trouble for Jason, you are truly in the safest of hands.

    Dean Curtis (MARLA) - Is the lettings Manager for our Farnborough, Fleet and Hook teams. He is responsible for ensuring that each member of his team delivers the best possible customer service to all of our clients. Having worked in lettings since 2013 Dean has an extensive knowledge of the industry and achieved his professional ARLA qualification in 2015. Dean has lived locally his entire life across Farnborough, Frimley and Farnham and currently resides in Mytchett. When he has had the chance over the last few years, he has enjoyed travelling to all parts of the world with his wife to be Laura and enjoys his involvement running and playing for a local Sunday league football team.

    Mitch Pither is the Client Manager of our Camberley lettings office. Having worked in the property industry for some time he has gained vast knowledge of the local areas as well as a reputation for delivering exceptional customer service tailored to his client's needs. Mitch started his Bridges career in May 2021 and loves building long lasting relationships with his landlords. Outside of the working day Mitch can be found spending time with his young son and watching his beloved Liverpool FC.

    Esther Nicholls (MARLA) is an Executive Client Manager who is responsible for developing and enhancing our ongoing business relationships with clients and some of our external service providers. Esther has been an integral part of Bridges since joining us in 2007 and her current role allows her to focus on what is important to our clients by overseeing all aspects of a new tenancy for existing landlords. She has built up a fantastic rapport with customers over the years and continues to provide sound, expert advice on all aspects of the lettings services we provide. Esther spends her time outside of work looking after her family and with a new addition only a couple of months ago, she is looking forward to being a 'glam ma' to the new arrival.

    Ed Gilbert looks after property marketing for the lettings team and is ultimately responsible for ensuring Bridges get exceptional results as our resident David Bailey. With 21 years in property Ed is a man of many talents, a divergent thinker and tech whiz; always able to help solve problems.     Callum Campbell is a Senior Lettings Negotiator for the Farnborough, Fleet and Hook offices. His main responsibility is to secure 5-star tenants for our landlords. Callum has proven to be a priceless asset to the Bridges team since his arrival, performing so well as a Lettings Assistant that he earnt a promotion to Lettings Negotiator within his first six weeks. Aside from letting everything in sight, Callum is a lover of the Pride of London, Chelsea FC, as well as spending time in the gym, which he will most certainly let you know about.

    Rachel O'Brien is a Lettings Negotiator and has been a valued member of the team having dealt with many of our long-standing clients since 2017.     Senior Move Co-ordinator 

    Keah Willis (MARLA) is the Senior Move Coordinator of the lettings team and has been working for Bridges since 2018 but has been in the property market for many years. Keah has just recently been promoted to the senior of the department, she deals with reporting and auditing as well moving tenants into their new home. She loves the motivation within lettings, and it drives her to give the best service possible. Keah lives in the local area and enjoys dog walks up Caesars Camp and sitting on the sofa watching a film.

    I have been working within the lettings industry for just under 4 years, working in positions such as a property administrator, senior lettings negotiator and later developing my career as the business development manager.     Suzy Steventon Kiy (MARLA) heads up our property management department. She joined the team in March 2020 but has worked in the property management industry for the past 10 years.     Kirsty Kisko is a Property Manager who looks after the Aldershot town centre portfolio. This includes any maintenance, compliance, and property visits throughout the tenancy. Kirsty has worked in the property market since 2005 and became a Bridges team member in 2012. Having lived in Aldershot all her life she has a great knowledge of the local area and building relationships with her clients is a top priority.     Karen Howard is a Property Manager with a portfolio of properties in Farnborough and Frimley. Karen deals with daily enquires from both Landlords and tenants, ensuring the properties are fully compliant and being the landlord and tenants' main point of contact throughout their tenancy. Karen was welcomed into the Bridges family in April 2019 but has been in the lettings industry for over 25 years working in both Surrey and Hampshire. Karen lives locally in Mytchett with her partner, two teenage girls and her beloved pooches Summer and Autumn, and enjoys nothing more than long dog walks, socialising with friends and shopping of course.

    Cody Darch-Lucas (MARLA) is a Property Manager based in our Aldershot office, and is responsible for looking after our tenants and landlords throughout their tenancies. Cody will be responsible for the tenancy from the day the tenants move in to the end of tenancy and deposit return. Her responsibilities include carrying out regular property visits & liaising with Landlords and tenants about any issues that may arise throughout the tenancy.
