    Bridges has been seen as a 'family type' business where the owners still work on the shop floor and take great pride in the work we do as a group. Since 1991, when we first opened our Ash Vale office, our philosophy has been to provide our best service through hard work and empathy.

    Over the last 30 years our Directors and staff have grown 'Team Bridges' into a network of 11 offices in both lettings and sales in Hampshire and Surrey.

    We are well known for our eye catching on trend advertising, our brightly coloured unique heart shaped boards and we are the only local agent to produce a monthly digital newspaper.

    As a full-service agent, we will do everything - unless of course you don't want us to. We offer three different levels of service from Find a Tenant to Fully Managed meaning you can chose the level of involvement you have in your let.

    Our team of highly trained specialists mean you always have the right person working for you from start to finish. We ensure to thoroughly reference all our prospective tenants prior to agreeing a let with them. Our aim is, and always has been, to offer a courteous and efficient service to our landlords and tenants no matter what the circumstance! Enthusiasm cannot be taught, and our staff are positive and proactive whatever the market conditions.

    We are licensed by the NAEA and ARLA in our branches and are regulated by the Property Ombudsman.

    Our aim is to find the best tenant for your property whilst achieving the best possible rental income for you. Our guide below highlights the steps taken to ensure this happens.

    · Rent Appraisal

    We will visit your property and advise you of the current market decisions and the rental you can expect to achieve. We will also tell you how best to prepare your property in order to achieve the best price and tenant in the shortest available timeframe.

    · Level of Service

    We will advise you of the different service levels we can offer and what each of those includes. You can find a detailed breakdown of our services in our terms of business but in short we offer tenant finding, rent collection and full management. We will discuss your personal circumstances with you and then suggest the best option for you in light of this.

    · Presentation of Property
    In our experience the properties which achieve the best price and rent quickly are those in the best condition. We suggest you keep it clean, free of clutter and decorated in neutral tones in order to attract the right tenant.     · Marketing Your Property

    Once you have instructed Orchard to find you a tenant we will start by taking details and pictures and advertising the property. We currently advertise on all major portals and our own website. We will also contact our current database of tenants searching for properties and commence viewings as soon as possible. All viewings are accompanied by a staff member and we will liaise with you regarding the type of tenant you are looking for and what you would consider (pets, children etc).

    · Negotiating Offers

    Once we have received an offer from a prospective tenant we will inform you immediately. We will also advise you of their current situation and when they would like to take the property from, along with any other relevant information which would influence your decision.

    · Referencing & Pre Tenancy Checks

     Once we have received an administration fee we will remove the property from the market whilst we process the tenants' references. We use an independent company to check their employment status, current address, credit score and eligibility to rent. Once these are received back we will forward them on to you for consideration and prepare the tenancy agreement.

    Tenancy Agreement

    We will prepare this for you on your behalf and email it to you for consideration. Once you are happy we will request the tenant's initial monies and ask them to sign the agreement. We can then either send it to you or sign on your behalf (common practice). We will register the deposit with the DPS and forward the certificate to you and the tenant.

    · Preparation of the Property

    Once we have agreed a check in date between all parties we will either commission a new inventory on the property or an update if necessary. These documents are very important in order that when the tenant checks out there is a copy of the property condition from the start of the tenancy and any deposit deductions can be accurately negotiated. We will also advise you of the legal requirements and checks needed by you in order for the tenant to move in (Gas Safe etc).

    · Check In

    The Inventory clerk will meet the tenant at the property and go through the condition report with them. The tenant is then asked to sign this to confirm their agreement. Once the tenant has successful checked in, any outstanding money will be transferred to you.

    • Tenants Guide to the Rental Process with Orchard

    At Orchard, we want to help you find the best property to rent to suit your needs. We have put together a brief guide below to help you understand the rental process, a more detailed copy of this can be found on our own website www.orchard-online.co.uk/lettings.

    · Registration

    Once you have registered your details with us we will talk to you about the available properties we have that meet your requirements. It is worthwhile thinking about budget, location, timescales and the type of property you want to rent. We will also discuss the administration fee with and how much it will cost to move into a property.

    · Viewings and Finding and Property

    We can arrange viewings at a time to suit you and will meet you at the property to show you around and tell you more about it and the landlord. We will keep you update with suitable properties by telephone, text and email and advise you of new instructions as soon as they come on to the market.

    · Agreeing a Rental

    Once you have found a property you like, we will put forward your offer to our Landlord along with any other information we feel is relevant to their decision making process (how many people will live at the property, pets etc). Once our Landlord has accepted your offer we will ask for a non-refundable administration fee to secure the property and start the referencing process. We will also ask for a copy of your ID to hold on file. We will also provide with a copy of the Guide to Renting.

    · Referencing & Pre- Tenancy Checks

    Our references are carried out by an independent company and they will contact you and your employer / previous landlord directly. They will verify your address for the last 3 years, current earnings and a current landlord reference if applicable.

    · Tenancy Agreement

    Once the references are completed we will draw up our tenancy agreement for you and the landlord to sign. At this point we will ask for you to pay the initial monies (Deposit, first month's rent & check-in fee). We will provide you with all the necessary documents and paperwork to sign and confirm the check in date and time.

    · Check In

    On the day of check in, the inventory clerk will meet you at the property and guide you through the inventory. This process can take up to 2 hours and it is important you attend it as you will be asked to sign the condition report and will be handed over the keys. You will also be advise of who to contact if there are any maintenance issues etc.

    Daniel Pockett (MARLA) is Group Managing Director and is primarily responsible for our lettings and property management business as well as being actively involved in all other departments. With over 30 years in the industry, the majority of which has been spent with Bridges, Daniel enjoys nothing more than working with and developing teams that understand our company ethos and our customer's needs. As well as enjoying the challenges of his role, Daniel likes to spend as much time as possible with his family and this normally involves his passions of good food, great holidays and plenty of time on the sea.

    Jason Jones (MARLA)
    Associate Director of Lettings

    Jason Jones (MARLA) is the Associate Director of Lettings for the Bridges Group and is ultimately responsible for leading the Lettings teams. Jason joined Bridges in 2013 as a Letting Negotiator, with no previous experience in agency but a drive to succeed and a desire to learn. He has proven himself as the consummate salesman, by setting new records for instructions and lets agreed year after year, his figures are both impressive and formidable to his colleagues. Jason is that rare breed that can write business as well as leading his teams, planning, and strategising our business growth. Nothing is too much trouble for Jason, you are truly in the safest of hands.

    Lettings Manager

    Sean Hanly (MARLA) is a Lettings Manager based in our Camberley branch. He is responsible for taking his clients through the rental journey, from the initial market appraisal to tenant move in. Sean joined the Bridges family in 2019, with no previous experience in agency but with a very hungry attitude to achieve. Sean has won multiple annual awards year after year for both lets agreed and new instructions. Sean is very ambitious, hardworking, and enthusiastic. He cares deeply about the customer service journey he provides and always goes the extra mile. Away from work, Sean enjoys spending time with family, playing golf and following his beloved Chelsea FC.

    Daniel Dwyer is a Senior Lettings Negotiator based out of the Camberley office. This is his first role in estate agency, previously working in investments and telesales for the last 3 years. Estate agency is always something he's been interested in and now is the best time for him to get involved and shine within the Bridges. He always strives to be the best at what he does through hard work, commitment, and consistency. Outside of work Daniel enjoys nothing more than watching his beloved Arsenal and playing football.
