Referencing Requirements
  • paragraph

If we do agree a let to you, you would need to get through a 4-part referencing process that would require you to pass the following:

    1. Your combined annual basic income to be verified by your employers at 30 times the rental value, for example £1000 x 30 = £30,000 per annum and have a permanent contract of employment. If self-employed income to be verified by a Chartered Accountant on their company headed paper.

    2. You need a clear credit history (i.e. no outstanding or satisfied county court judgments, IVA plans, bankruptcy or fraud indicators)

    3. Provide a positive reference from a landlord if you are currently renting or have been renting within the last 3 years.

    4. Supply a copy of your passport/s & a utility bill placing you at your current address. If you do not have a British or EU passport then we will require a copy of your Visa documentation as proof of your 'Right to Rent' in the UK.

If your move is subject to selling a property you would need to have exchanged contracts to participate with a let to avoid dual liability of rental payments & mortgage payments. We would need you to confirm to us that you could get through this process. Where an income level does not reach the required 30 x the rental value and is supplemented with Universal Credit or other benefits a suitable guarantor would be required one who meets the above criteria and who must own a property within the UK. A landlord must be in agreement for there being a guarantor in place as there are additional costs levied against the landlord for the referencing and indemnity documentation required.

    Sam Bushell, Lettings Manager
Each day in the estate agency world brings new opportunities and exciting challenges, and I love that my job allows me to connect with so many different people.I began my journey with Park & Bailey in 2013, working across nearly all of our branches and even spending some time at Head Office in the Accounts department, where I handled commercial property management, new leases, and bookkeeping. During this time, I also earned a Degree in Business and Management from the University of Portsmouth.

Starting out as a Saturday viewing assistant, I worked my way up to Senior Sales Consultant at our Warlingham branch. I later transitioned to the Lettings department as a Senior Lettings Consultant and have since been promoted to Letting Manager .

Leading a successful lettings office, I oversee all aspects of property rentals, from securing new landlords and ensuring legal compliance to managing tenancy agreements and delivering excellent service to both landlords and tenants. My role allows me to navigate the ever-evolving lettings market while providing expert guidance on legislative changes, including the proposed Renters Reform Bill.

one of the best agents that I have dealt with
Absolutely incredible service from the team at Park & Bailey. We fell in love with one of their listings, and right from the day of the viewing, Sam and Simone were very quick in getting everything pushed through for us, and supported us every step of the way. Our situation was quite complex as I was self employed, and we were in a rush to move out but the process was very swift and we had the keys within 7 days of offer. I have worked with many estate agents in the past, and the team at Park & Bailey are certainly one of the best agents that I have dealt with, great service and highly recommend!
