    Our Property Management service is aimed at the Landlords who want a complete "hands off" approach when letting their property, giving them peace of mind knowing that their property is in the best possible hands. Our team of property managers have extensive experience and knowledge in this field. Along with all the services listed in the service above, Peter James will:

    • Visit the property a minimum of 3 times a year as a minimum, although our aim is once every quarter. This is a walk-through inspection to ensure that your tenant is looking after the property in general terms

    • After each visit we will report any findings back to the landlord, addressing any issues arising during our inspection for you. If there are no issues noted we will still advise you that the inspection has taken place, giving you peace of mind in knowing that all is well. Following your instructions we will settle ground rent, service charges, insurance premiums and any other outgoings arising, deducting this from your net rental income

    • Organise maintenance and repair of the property as authorised by the Landlord ARLA

    Association of Residential letting agents (ARLA) is a regulatory body operating to protect Landlords and Tenants alike within the lettings industry. Peter James are proud members of this scheme and our lettings staff participate in regular testing and audits to ensure we comply with the strict code of conduct, which includes compliance in handling client money, client money protection bonding scheme, indemnity insurance and complaints procedure. Along with being members of ARLA Peter James are also members of the Property Ombudsman Scheme.

        We decided to go with Peter James over other agents in the area, not only had they just sold a property across the road they also offered a very competitive commission. During the appraisal (by Peter) very detailed notes were taken (no other agent took the time to do this), he was personable, knowledgeable, forthcoming and set the right level of expectation - it really was a no-brainer and we called to confirm that we'd go with them within minutes of Peter leaving! Prior to pictures being taken and getting the property on the market we were conscious that we needed to jet wash our patio but we didn't have a jet wash - to the rescue Peter stepped in an lent us his own personal jet wash! Once the property was on the market Jamie took over. Firstly I want to say that the level of professionalism and communication from Jamie was second to none. Our property was only on the market for one day only (!) and we achieved a figure that we were really happy with. Throughout the process Jamie was in regular contact and provided us with a good feeling and sense of progress, resolving any outstanding queries with the buyers very quickly (the same can't be said for our solicitor...). Overall I would recommend Peter James, in particular Peter and Jamie within this branch, without hesitation!
