    The lettings industry is regulated by over 180 sections of legislation with a further 20 new legislations becoming law in the past decade.     It is a legal requirement that where appropriate all rental properties have an up-to-date Gas Safety Certificate, Energy Performance Certificate, Satisfactory Electrical Condition Report EICR and Legionella Risk Assessment.     If you are looking for a rental property, then you've come to the right place - as one of the largest letting agents in Lincolnshire, Pygott & Crone has a comprehensive selection of properties available.

    As a licensed member of ARLA (the Association of Residential Lettings Agents), we're regulated by ARLA's strict Code of Practice and membership conditions. As ARLA licensed agents, we also adhere to the Client Money Protection Scheme and are a member of The TDS.

    All applications will be subject to credit and reference checks. A Holding Deposit, equivalent to one week's rent is payable to reserve a property. Subject to a successful reference, the Holding Deposit will be applied to the first month's rent.

    The holding deposit could be withheld if any relevant person (including any guarantor(s) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their Tenancy Agreement (and/or Deed of Guarantee) within an agreed timescale.

    Part of this process will require you to provide photographic identification. Our Right to Rent check will also require Pygott & Crone to see the original photographic identification, in person, before the start of the tenancy.

    Guarantors may be required for any applicant and are subject to the agreement of the individual landlord.

    Our detailed inventories are of the very highest quality, detailed and arranged in a table format, making them straight forward and easy to understand to help manage the deposit at the end of your tenancy.

    If your property is managed by Pygott & Crone, you will be able to report repairs 24 hours a day, 7 days a week using a PC, mobile, or tablet. With Fixflo, you can easily report any issues or receive online guidance to solve problems. Fixflo is the ultimate property repairs software available to you making reporting maintenance straightforward.

    A deposit up to a maximum of 5 weeks rent is held as the landlord's cover for any excessive damage at the end of the tenancy. All deposits must be held in an appropriate Deposit Scheme

    If Pygott & Crone are holding the deposit, the deposit will be registered with The TDS and an appropriate certificate issued to you or by the landlord's nominated deposit scheme member.

    Many of our properties have the option to pay a traditional security deposit or Zero Deposit Scheme. With Zero Deposit you can rent your next home without paying an expensive security deposit, or you can unlock the money you have tied up with an existing deposit. The Zero Deposit process is smooth and easy, helping to take the stress out of renting and moving to a new house.

    A Tenancy Agreement is a legally binding document that sets out the terms of the tenancy.
