    No Contract Tie In
    This may not appear important but it is amazing how many people we speak to are unaware of what they sign when asking an estate agent to market their home for sale.

    Most estate agents will have a minimum of 8 weeks tie in period and this can often be as much as 16 weeks or more and during this period you, as the seller, are unable to change estate agent even if the promises they made at the start have not been met. 

    Some estate agents say they will not tie you in but then insist on a 3 month notice period if you want to change for whatever reason.

    We believe this to be completely wrong and we prefer to reply on on our excellent service to retain you as a client which is why we have no minimum term contract and only a 2 week notice period.

    Furthermore if you do change your mind, then unlike some estate agents we will not charge you part of our fee even if the house has not sold.

    It is worth doing this with every estate agent in the area you are looking however we cannot guarantee you will receive this same service from everyone.

    If you need to sell in order to buy then doing this right at the start may identify which agent appears pro-active in finding you a home and will be a good idea as to which estate agent you should choose to sell your home.

    It may be that you are looking for a property within a mile of a certain location however it is worth remembering that your next home may be 1.1 miles away.

    If so then you will not see it appear in your search so always consider widening your search a bit further beyond your preference. You may just find the home of your dreams and it may just be worth travelling an extra few minutes.

    More properties had their price reduced in 2024 than ever before so look well beyond your budget at those properties that have been on the market for some time.

    If you see something you like then call the estate agent and have a chat. They may have a feeling if it is worth your while viewing and making an offer based on your budget.

This can save a significant amount of time and even avoid sales falling through if done correctly.

    Russell Walters - Company Owner
    My career in estate agency started over 35 years ago and I feel lucky to say I have loved and continue to love, with a passion, the job that I do.

    There is very little the property market has not thrown at me since starting as a fresh-faced school leaver, and I will use my experience to personally guide and help you through the entire process of buying or selling your home, whether it be your first home or your forever home. 

    Embracing modern technology with a calm, reassuring and empathic approach, you can be assured of an extremely professional and pro-active service where going above and beyond is seen as the norm. 

    My career has seen the public and my peers recognise my service with multiple local and national awards, and it is that high standard of delivering excellence that I bring to my own estate agency.

    Away from work, I enjoy finding new places to visit for short or long breaks, spending time with the family and creating memories. I also enjoy a round of golf, going to the gym (slightly less enjoyment there!), and my love of football varies from week-to-week, depending on the current performance of my boyhood team.

    I have a passion for property that was born many years ago and I enjoy putting that passion into everything I do to help buyers and sellers navigate the sometimes tricky waters of buying or selling their home.

    Nothing is too much trouble and nothing is more important than making my clients feel at ease, comfortable and valued with my relaxed, friendly approach using skills acquired over many years and from a young age (I was the courtesy cup winner at school!).

    Opening my own business with Russell gave me the opportunity to make sure that estate agency was done, in my eyes, properly.

    I hear so many people critical of the service they receive and left with a poor perception of the housing industry, and want to make sure that everyone who deals with me comes away with a far better opinion - an opinion that encourages them to recommend me to their family and friends, knowing that they will be truly looked after. 

    As a mother of 4 boys and 3 stepsons, my life is never dull or quiet, but I would not have it any other way. 

    I love to travel and explore new places, keep fit and dine out - although for those that know me well, it is on the proviso that a simple chicken dish is on the menu!
