    TENANTS

    Our well established residential lettings department aim is to be as helpful and friendly to all our applicants, potential applicants and tenants. We assist with the letting of assured shorthold tenancies.  

    Our dedicated lettings negotiators will assist you with your search for your new home. We pride ourselves in providing a consistent personal and friendly service and our dedicated lettings team is on hand to guide you through every step of the way.

    Our process involved with renting are all thoroughly explained on our website in addition to staff support, with full details of all our fees along with the facility to download tenancy application forms. We also provide a helpful tenant factsheet as well as links to helpful local information.

    To enable you to apply for a rental property through Royston & Lund you will have have to initially viewed the property before your application for tenancy will be considered or put forward to the landlord. This therefore confirms that you have seen the property and happy to accept the rental property 'as seen' and this is the basis of your application.

    All potential tenants who will be living in the property over the age of 18 whether employed or not have to have at least a basic credit check carried out.

    We employ the services of a leading tenant referencing provider for lettings industry as recommended by ARLA propertymark.

    Reference checks include, credit history, previous landlords, previous address, registered address, employment history. Photo signature ID.

    In accordance with Government legalisation to all agents and landlords, we carry out The Right to Rent checks when an application for tenancy has been submitted.

    All applications submitted for a rental property are transferred over to our client, the landlord, for them to review the application in principal and it is the landlord's decision as to whether they wish to proceed further with the application.

    Each person over the age of 18 who will be living in the property has to complete a separate application to rent form. Please see below link to our tenancy application form and front explanation sheet which also provide full details of our associated tenancy fees.

    Terriann Crane - Manager
    Leading our large team of experienced and well qualified staff, Terriann works hard to ensure that everything in our lettings office runs smoothly and that we maintain the excellent standards of service that we are so well known for.  With extensive experience of both lettings and property management, Terriann's knowledge and skills are fully utilised to ensure that we have all the people and systems in place to meet and where possible exceed the expectations of our valued clients.

    Louise Hodgkiss - Assistant Manager
    Louise is the longest serving member of our team. As well as helping with the overall management of the office, Louise works hard to ensure the accounts are managed to highest standard possible for our landlords and tenants and also assists with the remarketing of our current properties and new instructions.

    Louise has been trained through ARLA PropertyMark and has passed her ARLA1 qualification.

    Having worked in the area for 16 years she knows the area and its facilities very well.

    Emma Waring- Senior Letting Negotiator MARLA
    Emma is currently on Maternity Leave having just had a beautiful baby boy. Having moved into lettings with an estate agency background Emma has been with us for over ten years now and takes the lead within the lettings team.

    Emma has the responsibility of the administration and organisation associated with new tenancies and that applications are carefully checked and prospective tenants fully vetted in readiness for a tenancy to commence. Emma is very approachable as well as being an organised individual.

    Emma has excellent knowledge of all the legal aspects associated with letting your property along with the experience of knowing what potential tenants are looking for, which is great for assisting our landlords to find a suitable tenant quickly. Emma is also able to provide rental appraisals.

    Lauren Andrews - Senior Letting Negotiator MARLA
    Lauren is a great asset to our busy lettings team. Previously Lauren worked in Oxford within the lettings industry so when we welcomed her in July 2016 she brought her experience with her!

    Lauren ensures that tenancy applications are managed professionally and arranges full referencing of prospective tenants, prepares tenancy agreements, ensures all legal requirements are met and completes the Right to Rent checks. Since joining the team Lauren has passed her NFOPP exams and is now ARLA qualified.

    Laura Cave - Lettings Negotiator
    Laura became an asset to the lettings team back in 2005 when she made the decision to move to an independent agent from a corporate. Laura brought with her, knowledge and vast experience of the lettings industry. Laura also holds the original ARLA 1 qualification. 

     Laura is now mum to three young children. Its great to have Laura as part of the team. We don't know how she finds time!! Laura is in full control of making sure all our landlords gas safety checks are completed on time!

    Sharon Fawcett - Lettings Negotiator
    Another experienced and highly competent member of the team, Sharon's role is highly varied to the needs of the business and able to help with anything from arranging viewings and valuations, assisting with vetting of prospective tenants to arranging repairs, maintenance and safety checks.

    Living locally, with her husband and two children, Sharon has great knowledge of the area and facilities available to all.

    Marian Hebditch - Property Manager

    With years of experience in the property industry we welcomed Marian with open arms in the summer of 2013. Marian has extensive knowledge and experience of working as a Property Manager trying to work hard to make sure both landlord and tenant are aware of all issues and resolutions associated with their property/rental. Being friendly and organised Marian works hard through her daily 'to do list' of property repairs and inspections.

    With Marian's mind set of "putting your head down and getting on with it" she has helped Terriann and Gaynor to turn the property management tasks into a swift efficient team!

    Marian spends her spare time with family and is a great mentor in the office when them 'mum knows best' discussions are taking place!
