    Offer Negotiation;

    All offers are reported to you immediately. After reporting back to you and giving you a clear idea of the prospective tenant(s) financial situation and ability to move to your timescales, we will negotiate to achieve the best possible rental figure for you.

    Let Agreed;

    Once an offer has been accepted, we will begin to undertake full referencing and Right to Rent checks, along with gaining identification documents. During this time, we will request a reservation fee from the tenant(s) as a holding deposit for the property. On completion and approval of the referencing, we will prepare and draw your assured shorthold tenancy agreement which will be sent to both yourself and the tenant(s) to sign and return. In addition, inventory make and check in's will be booked and scheduled to prepare the property for the new tenant(s).

    Tenancy Completion

    On tenancy completion we would have received all required monies from the tenant(s) and returned paperwork. On the move in date, the tenant(s) would meet with our inventory clerk and receive the property keys. Dependent on the level of service you have chosen to instruct us on our role varies on post completion.

    Looking to rent? Register your requirements with us and we will endeavour to find you your perfect home. Useful criteria for us includes; property specifications, budgets, locations, moving timescales and if you own any pets.

    Offering and the agreement of an offer

    Once we have found you your perfect home and made a formal offer, we will submit this to the landlord for approval. Dependent on the landlord's requirements, the offer will either be accepted or returned for negotiations. On acceptance, you will be required the pay a reservation fee as a holding deposit for the property.

    Referencing & Right to Rent Checks

    Once we have received the reservation fee, our referencing company, The Lettings Hub, will contact you directly to begin and undertake their full referencing checks. In order to comply with the governments policy called Right to Rent, we will need to be in receipt of identification documents from all tenants before the start date of the tenancy.

    Administration

    Once referencing checks have completed and been approved, along with obtaining your identification documents you will be required to sign all relevant paperwork in relation to the rental property. Your shorthold tenancy agreement will need to be signed and returned to us.

    Tenancy Completion
