    Renting your property is a big step and something you would have thought long and hard over. Here at Waldens we will guide you through the entire process. Once you have contacted us, we will arrange an appropriate time to meet with you at your property so as to provide a professional and realistically achievable rental valuation. Things we will consider are location, number of bedrooms, market demand, and overall presentation. Taking into account our vast market understanding and the condition of the property.

    Once you've seen a property that you like and would like to view please call and speak to one of our friendly members of staff. If you prefer to email we're happy to work around you and your needs.

    When booking a viewing we will ask a few questions to check you meet the criteria for the property. We might have other properties that may meet your needs so we'll ask a few questions to see if anything else meets what your looking for. 

    Moving house is a stressful time so we are on hand every step of the way. If you ever have any questions, our door is always open.

    Fees To Tenants
    BEFORE YOU MOVE IN:
    Set Up Fee Referencing: £100.00 (inc VAT) per person.
    (Identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers/landlords and any other relevant information to assess affordability) as well as contract negotiation (amending and agreeing terms) and arranging the tenancy and agreement.

    To secure the property a holding amount equal to 1 months rent is payable.
    Administration Fee: 1 Applicant - £160 (inc VAT), 2 Applicants - £250 (inc VAT), 3 Applicants - £300 (inc VAT) & 4 Applicants* - £350 (inc VAT). (Non Refundable)

    Guarantor Fee: £75.00 (inc VAT) per guarantor (if required)
    Covering credit referencing and preparing a guarantor agreement.

    Permitted Occupier Fee: £50.00 (inc VAT) per permitted occupier Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlord as well as the provision of documentary guidance and assistance during the tenancy.

    Pet Deposit: Returnable additional security deposit of £250.00 (within a 3 month period)
    To cover the added risk of property damage. This will be protected with your security deposit in a Government-authorised scheme and may be returned at the end of the tenancy.

    ENDING YOUR TENANCY
    Future Landlord Reference Fee: £25.00 (inc VAT) Collating information and preparing a reference for a future landlord or letting agent.

    OTHER FEES AND CHARGES
    Unpaid Rent / Returned Payments
    Interest at 8% above Bank of England Base Rate from date due.

    Professional Cleaning (if required): £12.00 (inc VAT) per hour - deducted from the security deposit. Only charged where professional cleaning is necessary to return the property to the same condition as at the start of the tenancy.

    Shelley joined Waldens Property Lettings Limited in June 2014 as a Director, bringing with her 10 years' experience in the lettings industry. She has been a fully qualified member of Propertymark, previously known as ARLA (The Association of Residential Lettings Agents) since 2012. Her duties include the day to day running of the office, running the accounts system and reporting directly to the Managing Director.

    Craig joined Waldens Property Lettings Limited in January 2018 as Lettings Manager, having previously worked for a local housing association. Having lived locally all of his life, Craig has an excellent knowledge of the local area and facilities. His duties include overseeing the day to day running of the lettings office, ensuring everything runs smoothly and efficiently.

    Jen joined Waldens Property Lettings Limited in January 2018 as Lettings Negotiator/Administrator, having previously worked in Residential Sales and Lettings Administration for the past 5 years. Her duties include tenancy & office admin, together with conducting viewings, check-ins, and check-outs. Jen is pleased to be part of the Walden's Lettings team and is looking forward to studying for her ARLA exams in the near future.
