Landlords have the choice to opt for a Let Only schedule of service or a Full Property Management Service.

      Our Fully Managed Service includes the following:

      • Initial advice on the current rental value, advice on the legal aspects of letting and an assessment of your requirements
      • Advise on non-resident tax status and HMRC (if relevant)
      • Extensive advertising including photos, floorplan, video tour (where possible)
      • Listing on the very best portal web-sites including OnTheMarket and Zoopla
      • Erect board outside property in accordance with Town and Country Planning Act 1990 (where possible)
      • Accompanied viewings
      • Tenant selection and a stringent vetting procedure including full references taken
      • Preparation of the tenancy agreement and related legal documentation
      • Preparation of a professional inventory and schedule of condition
      • All meters read and utility companies informed at the beginning of tenancy (where accessible)
      • The collection of the first month's rent and deposit in cleared funds from the tenant
      • Assisting tenants with standing order forms for rental payments
      • Deposit held in an audited client account and registered with the Tenancy Deposit Scheme (TDS)
      • Comprehensive handover to the tenants at the commencement of the tenancy
      • Sending copies of relevant documentation to landlords after the tenancy has commenced

      During tenancy fees:

Helping you find your new home

    • Once you have found the perfect home and wish to apply to rent it, the process is very straight forward:

      • We will require to see your original proof of identification such as a UK/EU passport or Identification card. Ideally this should be provided at the agreement to rent but must be provided before the tenancy commences.
      • Subsequently we will need to obtain references on your behalf. Our referencing partner, The Lettings Hub, will send you a welcoming e-mail and invite you to create an account with them. Once you have done this you will be invited to complete an on-line application. This will include your full contact details, job title, income, proposed move-in date, length of initial tenancy etc.
      • Occasionally, landlords may ask to meet prospective tenants prior to agreeing the let, please do not be worried by this, it is completely normal and is just an informal introduction to get to meet each other. Some landlords prefer to manage their own tenancy and therefore, this is a great introduction for both parties.
      • Once you application has been successful, we will contact you to arrange a 'move-in' date. In between this period we will arrange, on the landlords behalf to have an inventory, statement of condition report prepared. There may also be some cleaning required and legislative certification such as a gas safety certificate and electrical installation condition report etc.
      • The tenancy agreement will be sent to you via email for your electronic signature and once completed a date and time will be arranged for you to collect the keys and inventory from the local office.
      • Whilst the holding deposit is non-refundable if you decide to withdraw your application before moving in or should you provide false information which leads to you being unsuccessful in your application then, this holding deposit will be retained by us to cover abortive costs. Assuming everything proceeds as expected though, the holding deposit will be deducted from your first month's rent.

    Over my 25 year period working within lettings I lived in the Himalayas for five years where I built a Blood Transfusion Centre for children with a genetic blood disorder called thallasemia. I also spent much of my time rebuilding houses that were devastated in a catastrophic earthquake. I ran a UK registered charity supporting my works until just recently. In my current role, I have spent much time learning and understanding properties, how they are built, how they run and how to get the best out of them both practically and financially. My knowledge of building repairs is now extensive affording me to make informed decisions on repairs, renewals, renovations and refurbishment projects.
