      Congratulations you have an offer!

      As soon as we receive the exciting news of an offer, we ensure we thoroughly check the Buyers position, including their chain and confirm their financial status.

      If they are cash, we request proof of cash funds, if they purchasing with a mortgage, we obtain confirmation they have an application approved in principle (AIP). We will also follow up the offer in writing to all parties.

      We will always negotiate for you to achieve the very best price and the strongest chain.

      Step 8 - Sold STC / Conveyancing

      At this point, you will need to instruct a Solicitor to act on your behalf, we have lots of local firms we can recommend you to who offer very competitive rates but most importantly have been tested by our company and will provide you with an efficient service.

      Like choosing the right Agent, it is paramount to choose the right Solicitor - choosing the wrong Solicitor can cause delays and could even result in you losing your Buyers.

      The conveyancing process does take some time, we estimate the process can be completed within 6-16 weeks, however, every sale is different.

      We pride ourselves on our conscientious sales progression service, we will keep you up to date and continue to chase your sale right up until Exchange of Contracts.

      Step 9 - Exchange of Contracts

      After all of the conveyancing paperwork has been completed and a moving date has been agreed by the whole of the chain, the next step is for the buyer to pay a non-refundable deposit to their solicitor.

      Contracts will then be 'Exchanged' and the transaction becomes legally binding.

      You will also need to ensure you have booked a removal company (if required), we have many local firms we can recommend, and they are happy to travel further afield to move you in or out of the area.

      There is usually, a week between Exchange and Completion, although if mutually agreed it can be extended.

      Step 10 - Completion

      Congratulations, it's moving day!

      You will be required to vacate the property and to drop all of the keys into our office, or spares can be left in the property providing we have a front door key. Unfortunately, we do not know what time this will take place as it depends on when the funds are received by the Solicitor, usually around lunchtime.

      We shall call you to inform you once completion has taken place and arrange for the keys to be passed over to the new owner. Rest assured; we will not hand out the keys until your Solicitor has confirmed with us funds have been received.

      Make sure you remember to take metre readings and re-direct your post.

      We understand this isn't always a happy day for all, it can be quite emotional for many reasons, but remember our team is always on hand to help in any way we can.
