Looking to rent in Salisbury

    Tips for Tenants

Choosing where you would like to live

Do your research and figure out the specific areas you'd like to rent in. Make a list of the things that are really important to you, like transport links, schools, access to shops and use these to focus your search. Be sure to share your list of 'must-haves' and 'nice-to-haves' with the local estate agents so they can start working for you.

  • paragraph

    Viewing properties
Try to be available and as flexible as possible. Yes, we've said it before, but the lettings business is incredibly fast moving and when a good property comes to the market there can be a rush to view and offers are often made immediately. You could miss out if you can't make yourself available within 24 hours of the agent contacting you. Don't necessarily be put off by details in the property. If you don't like the wall colour, or the sofa isn't big enough, have a chat with the agent. We encourage our landlords to be flexible and accommodate tenant's requests whenever possible. If you want the landlord to undertake any improvement works, or add/remove furniture, put in your request as soon as you decide to make an offer. It can be much harder to get these jobs agreed once you have moved in.
  • paragraph

Dotting the I's and crossing the T's
Once your offer has been accepted you'll need to hand over your deposit. The agent will be responsible for putting it into an approved tenancy deposit holding scheme and they should pass on the details to you - make sure you hold on to these. All estate agents will need to conduct security checks on behalf of the landlord, so make sure you have details of all your previous addresses to hand. Likewise, let your employer, and any other referees, know to expect a request for a reference.

  • paragraph

    Other fees and charges
When you agree to rent a property you will be expected to pay a security deposit and the first month's rent. There will be other administration fees that you will be liable for, too, like references and drawing up the tenancy agreement. Do ask your Winkworth office about these fees. Within the tenancy agreement you may also find that extra charges will apply if there is an unexpected change of tenant and also at the time the tenancy is renewed. At the end of the tenancy it's common for the outgoing tenant(s) to be charged for the inventory check-out. Check your tenancy agreement to see if these items are covered.

  • paragraph

    Once in
Find out who is managing your property and make sure you have been given all their contact details. That way, if something goes wrong in the property, you'll know who to get in touch with. Look after the property as if it were your own. This reduces the likelihood of disputes over damage when the tenancy comes to an end. Remember that you should arrange insurance cover for your furnishings and personal property - the landlord is not responsible for insuring these items.
  • paragraph

    Moving out
If the property was professionally cleaned when you moved in, then the chances are you will need to arrange for the same to be done when you move out. Whoever is managing the property - be it the estate agent or the landlord - they will want to see a receipt for the cleaning. It goes without saying that you should leave the property in tip top condition and remove all your belongings, otherwise you risk losing part, or all of your deposit.

      Why move to Salisbury?
The ancient city of Salisbury offers the very best of town and country - bustling city centre, breathtaking countryside and lashings of community spirit. The historic city centre offers excellent shopping, eating, drinking and entertainment in a setting that couldn't be more picturesque, while the surroundings offer quintessential English countryside, great dog walks, cycle rides, country houses and other attractions to explore. Thanks to the abundance of cycle paths, bike shops and the largely flat city centre, the area is also markedly bike-friendly. There is a great choice of schools, lots of family friendly activities plus reliable bus services so older children can have a taste of independence. What's more, Salisbury is just 90 minutes drive or train ride from the capital, and boasts special pre-6am and late night commuter-friendly rail services. In short, Salisbury is not only beautiful and steeped in history, it's also family, commuter, cycle and dog friendly, making it a great place to raise children and a popular choice with both local people and those moving out of London.
    • paragraph

      A little bit of history
Salisbury is a vibrant cathedral city with an historic heart. The town as we know it was laid out in a grid pattern around 1220, with a market at its centre. Soon after, work on Salisbury Cathedral began. In medieval times Salisbury was a popular stop between the west and channel ports, London and the West Country, but the main industry was wool making. By the 15th century, Salisbury became one of the largest towns in England with a population of around 8,000. Today it's home to nearer 40,000.

      Things to do

Whether you're interested in history, culture, sports or the great outdoors there is plenty to keep you busy in Salisbury and the surrounding countryside.

The Salisbury Museum offers fascinating permanent and special exhibitions spanning archeology, fine art and social history, Salisbury Theatre puts on an eclectic mix of productions and the Odeon on Canal Street shows all the latest films. There are copious cultural events held throughout the year from music festivals to evenings devoted to world-famous photographer and Wiltshire resident Cecil Beaton.

Leisure pursuits are extraordinarily well catered for too, with a myriad of golf courses, a race track, open country houses and National Trust properties, chalk stream fishing and acclaimed field sports, to name but a few. The Five Rivers leisure centre offers a choice of swimming pools, a fully equipped gym, an exercise, yoga and dance studio, an eight court sports hall, an athletics track and the Take Five café.

Within the city you'll find a great choice of parks, both urban and riverside, all of which are are dog friendly with excellent play equipment for children. Further afield you'll find some of the UK's most beautiful countryside. Salisbury sits at the confluence of five rivers, the River Avon and its chalk stream tributaries the Nadder, Ebble, Wylye and Bourne. They cut a path through the landscape to the sea, their gin clear streams making up the wonderfully eclectic topography that surround the water meadow levels of the city.

    Selling your property with Winkworth

      The Winkworth Name
      image cannot be displayed
A respected name on the British high street.
We have been helping people sell their homes for over 180 years. This is the foundation on which our business is built. Starting from a single office in Mayfair, our network has grown to just shy of 100 offices across England. The thing that sets
Winkworth apart from other estate agencies is the people who run our offices. Our directors own their businesses; they are local folk who, quite simply, love their patches and know them inside out. And then there are the mechanics of the Winkworth network; our offices work together, systematically sharin g properties and buyers, and matching them up wherever they may be in the country, or the world. Our way of doing things just works. It's all in the detail, from the unique approach we take to marketing each property, to the care and attention we give to buyers and sellers alike.
    • paragraph

      A Guide to Selling
What You Expect - This is the place you have poured time, money and effort into. It's your home and you probably love it. But, for whatever reason, it's time to move on. Some things are a given when you're selling. You want the minimum hassle, a speedy sale and the best possible price. But what about adding an agent that really thinks about the detail to that list, too? An agent who is immersed in the local area and totally gets what the buyers want? An agent who will walk into your home and know instantaneously which little things will make the world of difference to the sale.

This is where Winkworth agents come into their own. What you need from an agent
    • paragraph

Local Expertise - Ours are local businesses run by local people, who, quite simply, love their patch. This passion is infectious for buyers and sellers alike.

    • paragraph

A Unified Group - Winkworth becomes one when it comes to sharing properties and referring clients. Our offices consider themselves part of local, regional and national networks, all working together to secure the very best outcome for our buyers and sellers.
    • paragraph

A Strong Brand - Winkworth is the largest estate agency brand in London and one of the fastest-growing in the UK. Word-of-mouth and repeat business is what we're all about.

    • paragraph

Lots of registered buyers - We're talking tens of thousands here, and we share them across our network - no-one slips through the net.
    • paragraph

Attention to detail - Winkworth agents see things differently, picking out the finite details that will ensure a sale.

    • paragraph

Right here with you - Selling can be a complicated and frustrating process, it's just the way things are when you're dealing with lots of people and their most valuable asset. We'll be there with you from start to finish, from managing viewings to sorting out complicated chains. And our agents will give you honest advice on all the little niggly things, like the best local tradespeople to fix those small jobs around the house.

Top tips when buying a property
    • paragraph

      Finances in order?
Before you do anything else, do your research and find out how much you can actually afford to spend on a property. Take into account any available cash you have for a deposit and then speak to a mortgage broker, or a selection of providers and find out what they'd be willing to lend you. Make sure they put their 'in-principle' offers in writing. Don't forget, you'll need to put money aside for the stamp duty land tax, too.
    • paragraph

      Looking at properties
So, you've scoured the estate agents' websites and windows, poured over the property portals and pounded the streets figuring out where you might like to buy. Time to book in some viewings. When looking around a property, use the estate agent and ask questions.
    • paragraph

      Making an offer
You've found a property you're sure you want to buy. Call the estate agent and let them know how much you're willing to offer. Don't be surprised if your first offer is declined - that's the name of the game and buying a property is all about negotiation. If there are a number of people keen to buy the property, you might be invited to take part in a sealed bid. Fingers crossed!
    • paragraph

      Everything in order?
When your offer is accepted, you'll need to employ a conveyancer. This legal specialist will manage any negotiations to do with the purchase of the property on your behalf. They'll check all the paperwork is in order and look after the details of the contract for you. Most people hire a chartered surveyor, too. The surveyor will do a full survey on the property, highlighting any possible problems that might need looking at. There are two types of survey you can buy; a homebuyer's report and a building survey.
    • paragraph

      Money, money, money
Buying a property costs money, a lot of money. You'll be asked to hand over your hard earned cash throughout the process.

      • Mortgage arrangement fee
      • Mortgage indemnity fee
      • Lender's valuation fee
      • Conveyancing

      Looking after your investment
      image cannot be displayed
Letting a property is much like any other investment, it produces income (or yield), gains capital growth and attracts taxation. However, it has more in common with fine art or fine wine than it does with stocks and shares portfolio's - in that it must be cared for and protected from both the elements and the ravages of time. Whilst ethics can dictate the decision to acquire holdings in a particular company, property, like art is about personal taste and in my experience, landlords buy properties to let that they too like. Decisions for investment are always led by indices such as return and growth but with buy to let properties, investors have an affection for their assets and rightly so. Property, as an asset class has given phenomenal growth. Since the Halifax began tracking historical UK house prices in 1983, by the beginning of 2012; house prices had risen nationally by 428% and London house prices were up by 559%. It is also one of the only investments people call home. The jury is still out over house boats as an investment. Although a converted VW campervan would have set you back between £850 and £1300 in the 1960's. Their prices has now risen to anything from £3000 for a wreck in need of major restoration to in excess of £50,000 for a fully restored Splitty! Regulatory requirements include health and safety assessments of gas appliances and water systems but there is so much more to looking after a client's property than ensuring compliance to legislation. Understanding a client and their house or an entire portfolio is paramount. Prevention is better than cure and wherever possible, problems need to be identified before they happen. The same is true when providing recommendations before a sale is launched - issues are preempted and an action plan put in place. Experience though, counts. Having been a landlord as well as a tenant - I understand what should happen and what, in reality, does happen. References and financial checks are all well and good but a tricky customer or difficult individual is unlikely to make for a harmonious tenancy. As with buyers, we have little to base our opinion of their future behavior, other than years of experience and observing their actions up to the point of making an offer. Tenants should be happy in their rented homes and it is important we work with our clients to achieve this. They should have all a quiet enjoyment entails - equally, they should look after the property. As managing agents, it is our job to strike the right balance - and deliver both happy tenants and satisfied landlords, with their properties well looked after. However, the world of property, like any other - is not perfect. Things go wrong and problems arise. It is how we deal with problems that ensure we earn our charges. A stitch in time is always worth nine but tenants lead busy lives, like us all. To discuss how we can look after your property, as if it were our own - carefully. Call Winkworth Salisbury 01722 443 000.

We pride ourselves on matching the right people with the right homes. We take the time to see the little things that other agents miss. We're mines of knowledge, handing out tips about our areas that only a local would know. And where others see clients, we see people; where others see houses, we see homes.
