    Our aim - to offer a quality support service for a realistic 0.9% fee (inclusive of VAT) and on a "no sale - no fee" basis too.

    But it's not just about the fee...
    Find an agent who not only understands the stresses and strains involved in selling but who will also find the best price in the timescale you require and who also offers the highest level of service and commitment to you.

    Think about:

    1. Local expertise - How well does your agent know the area they operate in?

    2. Contract tie in periods - If your agent is confident they can sell your home, they shouldn't need to tie you in to a long contract period.  All we ask is for 14 days notice with no initial tie-in period should you wish to change your plans regarding your property.

    3. Upfront fees - You wouldn't pay for a meal in a restaurant before you eat it, why pay for a service you haven't received yet. And where is the agent's motivation to sell if they have already been paid by you at the beginning of their contract. 

    4. Valuation - Offering an inflated value of your property is an easy way to try and win your business. Be realistic to avoid future price reductions, when your property can appear "stale".

    5. Staff - Choose an agent that is owned and run by local property professionals, people who are interested in you and your sale.  Larger corporate and online agents are more interested in targets and business streams.  Are you just a number or an individual that matters?

    6. Communication & enthusiasm - Many agents only communicate good news.  Good agents keep in touch with you on a regular basis and advise what you need to do to get your property sold.

    7. Viewings - It's a fact that people who view with an agent will potentially be more open about your property than they would directly with a vendor. Your agent can they give you honest feedback once the viewing is over.

    8. After sales care - Many agents think once a buyer has been found, their job is done.  33% of all sales fall through after being agreed.  For us this is where the real work starts.  We track all sales through to completion making sure communication stays open and issues get resolved.

    9. The Property Ombudsman - Anyone can trade in the UK as an estate agent. Agents who wish to demonstrate their commitment to consumer protection will be members of The Property Ombudsman which has a strict code of practice.

    Andrew Harrison, Managing Director

    Andrew set up YHomes in 2008. Having worked in the Estate Agency industry for over 20 years, Andrew has a fantastic knowledge of the overall business including sale of residential homes, sale of new homes, investment acquisitions and property auctions. He has worked from the bottom of the ladder as a trainee negotiator to achieving key sales, management and directorship roles. YHomes is a growing business and has already created a big impact within the more traditional market place. When he isn't at the coal face, Andrew loves walking the family dog and enjoys tasting the odd local bitter.

    Janet Wilson, Director
    J anet has been part of the YHomes team since 2011 and previously worked with Andrew in one of his prior agency roles where they both were in a management capacity. She has spent the last 26 years in the Estate Agency world dealing with everything from sales negotiations to valuations. After the momentous move to Yorkshire from the North East, Janet spent 12 years with DTZ gaining an in-depth knowledge of the county. From there she joined YHomes and has become a vibrant part of the team. She is a cat lover who has written and published her first book and is a weekend rally car widow.

    Becky Harrison, Sales & Marketing Manager 
    Becky has worked in the background for YHomes since the inception of the business in 2008 whilst also working in the commercial finance sector. Becky joined the YHomes team on a full-time basis in early 2013 and is now utilising her head for figures and eye for an interesting angle as YHomes Sales and Marketing Manager. After coming over the pond from Northern Ireland to go to university in Newcastle, where she specialised in Marketing and Finance, she decided to stay. She married Andrew in 2004 becoming a naturalised Yorkshire woman and has particularly embraced living in York and revels in constantly discovering the nooks and crannies of this marvellous city.

    Jess has always had a passion for property, house renovation and seeing just what can be created from a basic floor plan. So, the natural route for her was an apprenticeship in Estate Agency. She started with the YHomes team in 2017 and is already a valued member of the team bringing her Instagram and Facebook skills to the business.       If you're thinking of using an online estate agent, read this first! I had intended on just getting a valuation from YHomes and planned on using an online estate agent to sell my home given their competitive rates and the buoyancy of the York market at present. When I met with Andrew, his professionalism and local knowledge, coupled with the exceptionally competitive rates, made me think again. I made the choice to use YHomes and I could not be happier with that choice. The YHomes team organised viewings with people who were in a great position to buy, they kept me updated and I had regular contact with their friendly, helpful team. Their longer opening hours also meant I could talk outside of my own work hours. Within a few short weeks, my property sold and then the fun process starts...dealing with solicitors, surveyors, mortgage providers. This is where YHomes were absolutely invaluable to me. Coordinating multiple parties, many of which they had established relationships with, keeping everyone on track, hearing from all involved and picking up where there might be misunderstandings or miscommunication.
