    Yaxley homes was founded in 2010 on the belief that estate agents could do a lot better.

    We've been working in the industry for a long time and were frustrated that most agencies were just so ordinary, like their houses. These places were in need of a new lick of paint, had a bit of rising damp in the basement too.

    So we decided to build our own home.

    This new home wasn't made of sticks or straw. It was founded on a deep rooted, decade long knowledge of property, from the very bricks and mortar of the town centre to its outer reaches, by a team of savvy individuals who loved the town and loved helping people invest, move and live all over the UK.

    A team of quick thinkers and good listeners who did that rare thing, treat customers like people instead of transactions. Because they knew great service wasn't just about experience and expertise. We had one Philosophy, to keep the promises we made. Then we opened the doors.

    Your property will be instantly available on our bang up to date website - www.yaxleyhomes.org.uk - with floor plans, photography and location maps. Your details will also be automatically sent to relevant applicants and also loaded onto rightmove.co.uk, the leading property portal.

    Marketing & Advertising

    First impressions count and the first thing potential tenants see before they even pass the front door is the photographs of your property. We spend time, use professional cameras and skilled photography to capture the best pictures that will make your home rent quickly. Distinctive 'To Let' boards will be arranged by agreement with the Landlord prior to marketing.

    Referencing

    All prospective tenants are fully referenced by an independent agency, who will check the tenants identity, employment status, credit history and also again references from previous landlords if applicable. Only tenants who pass our vigorous referencing checks and who have been approved by the landlord will be offered the property.

    Tenancy Agreement

    Your property will be let on an Assured Shorthold Tenancy Agreement usually for an initial 12 month term, which will run on a month to month basis following expiration of the fixed period. Longer and shorter initial terms can be arranged and this can be discussed further with Yaxley Homes if required. The tenancy agreement is an important document and provides the contract between landlord and tenant in which the different responsibilities are explained.

    Inventory

    We can produce a full Inventory and Schedule of Condition of the property prior to the tenant moving in to record both the condition of the property and anything left in place including carpets and curtains etc. It is essential that an accurate record is taken as this can then be used to compare the condition at the end of the tenancy should a claim against the deposit need to be made.     Deposit

    Since The Housing Act of 2004 came in to force in 2007, all deposits must be held in an approved Deposit Protection Service. We would collect the deposit, which is usually 5 weeks rent and forward it to the Tenancy Deposit Scheme. The deposit can then be used to off-set charges for breakages/damages or for rent arrears occurring during the term, if required.

    Rent Arrears

    The agent will inform the Landlord as soon as practically possible of any delay or default on the rent and will make best endeavours to obtain the arrears and advise further action if necessary. Rental income can be guaranteed via certain guarantee policies which we can suggest, if necessary.

    Landlord Obligations

    The Landlord has a duty under the Landlord and Tenant Act 1985 to keep the property in a good state of repair and to keep all wiring, plumbing, heating electrical and gas appliances provided in safe and good working order. Legislation is continuously changing and Yaxley Homes can keep you upto-date with all necessary obligations that apply.

    We understand every tenant has different needs when searching and securing a home to rent. We want your experience with us to be the most pleasant and stress free transaction as possible.

    Our mission is to secure the perfect rental home that suits all your requirements and that is within your budget.

    Check your affordability

    Before you start looking for your home, first consider what your priorities are - location, number of bedrooms, size of lounge etc and match them against your available budget. Using a rent affordability calculator will help you to do this or call our friendly staff and they can check for you.

    Home search

    Our staff are fully trained to help you find the right home that suits your needs. Inform us of your exact requirements and we will match you to the right property and will keep you up to date with new property that suit these requirements via phone, text message and email.

    Viewing a property is exciting and key to finding the right home for you. However, there are still some essential things you need to look for to make sure it is right for you.

    • We would advise seeing a good range of properties, however if you find the perfect property early on in your search, don't delay as the likelihood is that if you like it someone else probably will as well!
    • Give detailed and constructive feedback to your agent following viewings. This will help them know exactly what you need and save wasting valuable time during your search.

    Door to door service, our team will happily pick you up from anywhere within the CM8 postcode, take you to the viewing and drop you back off to your chosen destination within the CM8 postcode.

    Securing a property

    Once you have found the right home to rent you will then need to secure the property.

    • You will need to fill out our full tenancy applications form (one per tenant)
    • Provide a copy of Identification (valid passport/driving licence) (per tenant)
    • Holding Deposit (per tenancy) One week's rent. This is to reserve a property.
    Tenant Fees Schedule

    New assured shorthold tenancies (ASTs) signed on or after 1 June 2019

    Holding Deposit (per tenancy)

    One week's rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).

    Security Deposit (per tenancy. Rent under £50,000 per year)

    Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

    Security Deposit (per tenancy. Rent of £50,000 or over per year)

    Six weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

    Unpaid Rent

    Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

    Lost Key(s) or other Security Device(s)

    Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

    Variation of Contract (Tenant's Request)

    £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord's instructions as well as the preparation and execution of new legal documents.

    Change of Sharer (Tenant's Request)

    £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

    Early Termination (Tenant's Request)

    Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy

    Deposit

    A deposit is required prior to tenants entering the property this will be one month's rent (unless stated otherwise. The Deposit money - This is taken on the tenancy and will be forwarded to the Deposit Protection Scheme (DPS) in accordance with the terms & conditions of the DPS (www.depositprotection.com). Confirmation of your deposit being lodged will be sent out via email & post with all relevant reference numbers.

    Moving in

    Once all the relevant referencing has been completed and you have been accepted to rent your new home we will arrange for a photo inventory to be prepared. (A copy will be available on disk on the day of you moving in). At the same time we will agree a date and time that suits you to come in to the office to sign the paper work. You will receive a draft copy of the tenancy agreement to read through before the move in date agreed, it is extremely important that you read this document as it is legally binding agreement.

    Before you can move in you must pay the balance of any money owed such as the first months' rent, the deposit and any outstanding fees.

    • Recipe for all money that have been paid (first month's rent, deposit)

    Please note on the day of move in please bring a your ID (passport/ driving licence/ EU ID card)

    During the tenancy

    Both you and your landlord have responsibilities while you are living in the property

    As the tenant you are expected to:

    • Pay the rent on time
    • Pay the council tax
    • Pay all the utility bills and the TV licence unless otherwise agreed
    • Do general household and garden maintenance
    • Dispose of all rubbish
    • Clean the windows
    • Carry out basic maintenance* such as replacing light bulbs
    • Keep the property secure at all times
    • Advise of any repairs or maintenance needed as soon as it arises
    • Ventilate property
    • Not create unnecessary noise for neighbours

    In return you should be able to expect to:

    • Live in the property undisturbed.
    • Given 24 hours' notice if access to the property is required.
    • Have the landlord maintain the property to a good state of repair (unless you are responsible for the damage).
    • Have all gas, electricity and water supplies in working order.
    • Have access to all operating instructions for any appliances and equipment.
    • Charged a fair market rent.
    End of tenancy

    The period of notice that both you and your landlord must provide will be set out in your tenancy agreement. You should tell us as soon as you have decided to move out and we will advise on the next steps and associated timelines.

        Yaxley homes reached out to us a few years ago offering free valuations and whilst at the time we weren't ready to move, it gave us an idea of our position in the market. Come the time we wanted to move we reached out to Yaxley and some other agents to compare but ended up choosing Yaxley for a few reasons. Firstly we were somewhat acquainted, secondly they were competitive in terms of rates and thirdly, they provided us with a more comprehensive booklet which guides you through the whole selling and buying process which other agents didn't. Gary, Ricky and Casey were all very friendly and approachable, good communication and contact was maintained throughout the whole process, and it was very easy dealing with them. Gary was also great at providing additional support in doing some background advice on places we were interested in viewing/buying. Yaxley also recommended a solicitor to us and again we compared to other solicitors and chose the one recommended by Yaxley mainly due to competitive pricing and having already got good rapport with Yaxley. We were massively impressed with the solicitor too as they were very on-the-ball, we did not have to chase and the whole process was swift and exceeded all expectations (which I understand is a rare thing to happen in the housing market).
