There are several costs to consider when renting a property. These may vary depending on the location and type of property.
Holding Deposit
A holding deposit equivalent to one week’s rent is required to reserve a property. This amount will be deducted from the first month’s rent, subject to the terms of the agreement.
Security Deposit (Assured Shorthold Tenancies)
For Assured Shorthold Tenancies (ASTs), the security deposit will be:
Equivalent to five weeks’ rent where the annual rent is below £50,000
Equivalent to six weeks’ rent where the annual rent is £50,000 or above
Rent & Utilities
Tenants are responsible for paying the rent and any utility bills as specified in the Tenancy Agreement.
Late Payment of Rent
Unpaid rent may incur interest at 3% above the Bank of England base rate, in accordance with the Tenancy Agreement.
Lost Keys & Security Devices
Tenants are responsible for the reasonable costs associated with replacing lost keys or security devices, including (where necessary) changing locks or installing new devices.
Changes to the Tenancy Agreement
Should a tenant request a variation to the Tenancy Agreement, a minimum charge of £50 per change will apply. This may increase depending on the level of work required to complete the amendment.
