    There is a push in the UK property industry to make comprehensive upfront information the norm with a Home Buying and Selling reform consultation currently taking place,

    83% of estate agents believe that providing upfront information improves the buying and selling process, by reducing fall-throughs and speeding up transactions but they are not making the operational changes required to effect this.

    Consumer research indicates a strong support for the concept, with 98% of people believing the provision of upfront material information is a good idea, and 68% of sellers feeling positive about supplying the documentation.

    Our innovative process involves gathering all the details prior to marketing the property, which will shorten delays and prevent the sale from falling through, which is currently about 1 in 3 sales. It will mean that sellers are able to make a decision as to whether the property is fit for their purpose prior to making an offer.

    They will be aware of the rights granted and reserved, and any major covenants that prevent certain activities at the property (such as keeping a pet or running a business from a property). They will also be made aware of planning and environmental points which are revealed on search results.

    Whilst this information cannot be relied upon for legal purposes and it will not negate the need for the purchasers solicitor to carry out their own investigations, it will give buyers a heads up on the property and ensure that they are much more informed.

    Trading Standards are actively encouraging the provision of a "Property Pack" at the point of marketing and we are the first agent in St Neots to offer this.
