Description

Casa Quaglieri Vecchia is a very attractive old stone building, very competitively priced; the property needs some restoration but represents exceptional value for its cost.

The home enjoys a quiet rural location, while being within walking distance of shops, restaurants, cafés and services.

The front door of the main building leads into an entrance hall. To the right is a large kitchen with a fireplace, and to the left a large sitting room, also with a fireplace. Both these rooms also have their own external doors.

Another door from the entrance hall leads to a small room below the stairs, suitable for storage or perhaps an extra bathroom.

The stairs lead up to the first floor - a landing from the stairs has a door into the bathroom, which was added to the building at a later date. On the first floor, there are two large bedrooms. All the main rooms, the bathroom and the stairs benefit from very attractive country views.

Attached to the house is a further single story stone building, which was once used for oil and wine-making, stables, etc. This part is substantially ruined, and needs complete restoration, but offers an important potential to the property allowing future expansion.

The property comes with between 1.000 square metres and 3.000 square metres of land, depending whether the purchasers are content with the large garden surrounding the house, or would like to buy the neighbouring field as well.

There is space for a swimming pool (subject as is normal to planning consent).

ARPINO AND THE CIOCIARIA

Arpino and Isola del Liri are among the major medieval towns in the area of Italy called the Ciociaria, the name given to the fertile land that lies south of Rome but north of Naples, situated inland in the hills in the heart of Italy. The hamlet of Carnello lies between the hilltop town of Arpino and the riverside island town of Isola del Liri. For the inhabitants of the surrounding countryside, Carnello provides an old post-house hotel with an award-winning restaurant, family restaurants, bars and cafés, shops and services, and is a hub for public transport by bus and coach to neighbouring towns and indeed into Rome.

The Ciociaria region is within easy reach of both Rome and Naples and their respective airports. A day's shopping in Rome is a common pastime, while an even shorter drive brings you to the charming beaches south of Rome. Alternatively, drive east, and the mountains of the Abruzzo National Park await with horse trekking in the magnificent beech forests, and sparkling mountain lakes and rivers where you can swim in the heat of the summer. And at the other extreme of temperature, although Arpino itself is temperate, less than an hour's drive brings you to the winter ski slopes.

Often overlooked, both by tourists and by those foreigners in search of an Italian home, in favour of the more publicized regions of Tuscany and Umbria, the Ciociaria remains largely an unspoilt gem with beautiful scenery and medieval hilltop towns. A home or second home in the Ciociaria, in the hilltop towns of Arpino, Veroli, Alatri or in the rolling countryside including Carnello that surrounds them, will afford you a setting where over two thousand years of history combine with an idyllic rural Italian lifestyle, where you can still discover the 'real' Italy and take time out from the busy crowds of the larger tourist cities, while being less than ninety minutes journey from central Rome or either of Rome's two airports.
