The site is situated within a flood zone, whilst it will be for the lessee to insure their premises in the event of catastrophic damage by fire or water, the lease may be surrendered with 2 months of such an event.
The lease is not available for assignment but may be surrendered at any time giving not less than 8 months' notice. This only applies after the first year of the lease.
