Description

Description
The Former New Vic Inn was historically part of the Fairhaven Hotel an imposing Grade II Listed building which has been formed of five original properties and are understood to have been constructed in the 19th Century.

The unit is to undergo works to create a self-contained unit, separated from the Fairhaven hotel itself and to provide open trade space at ground and first floor with storage at basement.

The unit does have the benefit of being partially fitted.

There is an area in front of the building which was used for “alfresco” dining in the summer months although this is not owned by the vendor and the use is authorised by a pavement licence from Weymouth and Portland Borough Council.

Location
Weymouth is located approximately 40 km (25 miles) to the west of Poole, 130 km (60 approx. miles) to the west of Southampton and 306 km (128 miles) to the south west of London. Road communications to Weymouth are via the A354 (the newly upgraded Weymouth Relief Road having opened in March 2011) which leads to Dorchester 13 km (8 miles) to the north and thereafter the A35 travels towards Exeter 112 km (70 miles) to the west and Bournemouth 42 km (26 miles) to the east.

Weymouth has a resident population in the urban area of 52,323 (2011 census) of whom 51.5% fall into class groupings ABC1 (GB 51.1%) and 16% fall into class grouping E (GB 16.6%). The claimant count unemployment rate for the travel to work area included 2.5% of the population (GB 5.3%). The area is therefore considered of above average affluence.

Weymouth has been an established holiday destination since Victorian times, having been a port for many centuries prior to that. The subject unit is prominently positioned on the Esplanade with mainly commercial units and hotels surrounding.
