At the foot of the hall, find another reception room - with pretty painted timber-framed French doors onto the garden. It's over 15 feet by 11 feet, with another fetching fireplace. Floorboards continue underfoot. The room could also be used as an occasional extra bedroom.
Up to the first floor (where you can count further attractive feature fireplaces) and there's a bay-windowed bedroom to the front of the house (over 15 feet by over 11 feet). Adjacent is a second double - of over 11 feet by over 10 feet.
To the rear of the floor is the main bathroom (with free-standing bath plus independent shower), and another bedroom to views of gardens. This one's over 11 feet by over 8 feet.
Up to the second floor and you'll find a generous loft room, with a large skylight window, and lots of accessible eaves storage.
What a spot! Leafy yet well-connected. Local green spaces include Warwick, Lucas and Lettsom Gardens, Peckham Rye Park and Common, and Brunswick and Ruskin Parks.
There are plenty of useful bus routes from Peckham Road, at the foot of your road, including the no. 436 (Paddington and Victoria), the no. 12 (Oxford Circus) and the no. 171 (Holborn).
Local eating and drinking establishments we would point you in the direction of include Theo's, The Camberwell Arms, Forza Win, Nandine, Good Neighbour, and The Crooked Well (SE5) and The Montpelier, Ganapati, Artusi, Miss Tapas, Levan, The Coal Rooms, Forza Wine, The Begging Bowl and Mr Bao (SE15).
When the weather's warm and the days are long, Rye Lane's rooftop bars are the go-to destination for cocktails and people-watching. Rye Lane is also where you'll find Peckham Plex Cinema, Peckham Levels, The Bussey Building and Copeland Park, plus handy high street shops, banks, markets, boutique gyms, and good street food.
Local cafes and such include Crane's, FROG Bakery, Lumberjack, Petitou and Uvo. For luxury groceries or a good bottle, we like Grove Lane Deli, Gladwell's, and The General Store.
Peckham and Camberwell both have good leisure centres with large lane pools, and The Butterfly Tennis Club and Zen Yoga Studio are also local, at the bottom of beautiful Camberwell Grove.
Schools nearby? These include Lyndhurst, Dog Kennel Hill, The Belham and Bellenden (primaries), and The Villa Nursery and Pre-Prep. School on Lyndhurst Grove (2-7).
