The owner says -

"When I first walked into this flat, just over 18 years ago, I was instantly taken aback by the feeling of light and space. It was a sunny day and the light seemed to pour in through those large windows, drenching the living room.

Compared to other properties I'd viewed in the area, the room sizes were far larger and those windows and high ceilings added enormously to that sense of space.

I like to cook, and the kitchen, although semi open plan, is separated enough from the lounge, and the lounge big enough that it doesn't feel squashed as it did in other properties I viewed. A new kitchen was installed in 2023.

The balcony and living room are a suntrap all day, with the sun moving to the master bedroom in the evenings. Thanks to this, the plants thrive on the balcony and summers are especially pleasant here. I often eat on the balcony, taking in the sun.

Having two bathrooms is particularly convenient if you have a lodger for instance, which I've had for periods over the years. The second bedroom is currently a full-time office - the pandemic forcing a change of working habits that has actually been hugely beneficial - I feel like I've gained an extra room!

There's been a real feeling of coming-togetherness and community in the building in recent years. There are Whatsapp residents/leaseholder groups and regular leaseholder meetings.

The neighbours in our corner of the building are just lovely. We all know each other and help each other out, receiving deliveries for the other, lending tools or even that missing ingredient we forgot to get from the local supermarket (just 2 mins walk around the corner, by the way).

Transport links are fantastic - you're a 20 min bus ride away from Elephant & Castle, after which central London awaits! You're also a short walk from Peckham Town Centre and Overground station - and you're just a bus ride away from Vauxhall, too. I've always felt connected living here.

And obviously my dog Billie's favourite place is the wonderful Burgess Park. We love to slow walk around the park in the summer months, when it's always full of visitors and there's a nice vibe. You can reach Walworth Road if you walk through the park and it's a 12-minute bus ride to the London Bridge from there. If you're a keen cyclist, you can reach the city in 15 minutes or so.

Locally there are so may lovely coffee shops, delis and restaurants close by. If the weather is nice, I'll walk to Artusi in Bellenden, as their food is delicious. I also love Persopolis, an unassuming Persian restaurant with delicious food and with such friendly staff. It's bring your own booze, so it's great value too. There are many more new restaurants, bars and cafes that have opened up towards Camberwell in recent years - less than a 10-minute walk away. In all fairness, there are too many great places locally to be able to visit them all!

Having a gated parking space was another big plus point for me when I bought the property as space is always a premium in London, so having an assigned parking bay is super convenient - even better that it's gated, so is secure at night, which helps with the insurance premium."

Do you want to Let your property but don't want to pay a whole months rent (or more) as a fee, just for finding a tenant?

At fishneedwater, we have the solution you need.

We're you local online estate agent, and our goal is to provide a service to rival the biggest brands at a fraction of the cost.

So how do we do it?

It's simple. We don't have a fancy high street office costing 40k or upwards per annum. Using clever technology we've almost completely cut the use of paper and ink (which is rather eco-friendly too). We drive small, cheap to run Diesel cars and we spend our marketing money where it counts, and not to simply show off our brand.

The result: We can charge you fee's up to 90% less than high street agents charge (and we think our service is even better).

Oh, but can I trust you, because cheap is often cheerful?

A resounding yes! Unlike many high street agents (who frankly can't be bothered) we're NAEA accredited (National Association of Estate Agents), which means we've passed exams and are bound to adhere to strict terms of conduct. We're also a member of the Property Ombudsman (our client account is suitably insured) and registered with the OFT. In fact you should check your local high street agent protects you so rigorously.

Here's what you get for our amazingly low fee:

Professional photography (not us an actual photographer)

Floor-plans

ALL tenants fully referenced by Paragon FCC (you get a copy too)

We always give you feedback from viewings and negotiate all offers

Administration of your tenancy agreement (NAEA approved)

Designer (and very cool) 'To Let' board

Marketing on Rightmove and Zoopla amongst many more

Low cost EPCs and Gas safety CP12 certificates

Low cost Electrical safety certificates

Guaranteed rent schemes (but not offering you really low rent amounts)

Full management options at low cost

Call us NOW, because the likelihood is your agent is charging you MUCH too much for the service they actually offer you.
