PLANNING
In 2011 and 2013, two planning applications were made with Rotherham Metropolitan Borough Council on the Highfield Farmyard, planning application RB/2011/0809 and Highfield Farmstead, planning application RB/2013/1399, accordingly. The farmyard application was approved subject to the purchasers undertaking a Section 106 agreement which has not been progressed.
The 2011 planning application was for conversion and alterations to the farmhouse to form two new dwelling houses, conversion and alterations to existing barns to form six new dwelling houses, erection of three two storey dwelling houses and associated garages and demolition of the agricultural buildings, and outline planning application 2013/99 was for the demolition of the existing (modern) farm buildings and creation of residential development. We understand the Affordable Housing Commuted Sum was, at that time, £10,000 per new unit.
Persimmon Homes, one of the country’s major house builders have now developed the adjoining site to Highfield Farmstead.
Rights of laying/connecting into services into this new drive will be retained for the benefit of the farmyard purchaser as well. Rights of access can be utilised anywhere along the entrance route which is due to be installed by the builder of the new development.
Interested parties are advised to contact Rotherham Metropolitan Borough Council planning department to discuss their particular proposals for development of the site in connection with making their planning application.

with its shared access road shaded blue. The plan’s original scale of 1:500 has been affected by printing so please do not scale from it. This plan is provided purely for identification purposes only. The vendor’s solicitors will confirm the tenure, boundaries, services, rights of way etc in the usual way.

TRAVELLING
If travelling from Barnsley on the A635 Doncaster Road, at Stairfoot roundabout take the third exit onto the A633 Mexborough/Rotherham Road and pass through Aldham Bridge, Wombwell along its bypass and through Brampton. At the roundabout just after the Broomhill nature reserve, exit onto the B6089 Knollbeck Lane/Brampton Road. The road becomes known as Packman Road and at the crossroads with Elsecar Road, turn left at the traffic lights onto Firth Road through West Melton and onto Melton High Street. Just after the junction with Brampton Road, the property can be located a short distance along on the left hand side and can be identified by our sale board.
Alternatively, if travelling from Doncaster/Mexborough on the A633 Wath Road, proceed along the Manvers Way and at the sixth roundabout take the first turning left onto the A633 Station Road/Dearne Way, towards Swinton. Within approximately a third of a mile at the roundabout turn right (third exit) onto the B6097 Biscoe Way/West Street. At the junction with Barnsley Road, turn left onto the B6097 Melton High Street. After the junction with Oaklea Avenue, the property can be located along on the right hand side. Our sale board will help to identify the property.
