Directions

Cragside Stables is located overlooking the Tyne Valley approximately 1 mile north of Bardon Mill, Northumberland. Hexham and Newcastle Upon Tyne are 12 miles and 32 miles to the east respectively and Carlisle is 27 miles to the West. Vindolanda Roman Fort is approximately 1 mile to the north.
Services
The Lodge is connected to mains water and mains electricity and heating and hot water are provided by an oil fired central heating system, which is located in the utility room. Drainage for all buildings is to a private septic tank located in the field in front of the stables. The windows are all double glazed, some wood and some UPVC. The EPC rating is C and the internet connection is good. There are four CCTV cameras covering the Lodge, driveway, warehouse and stable areas.

Built of Scandinavian hardwood, the lodge has three bedrooms with one en-suite shower room, utility room, bathroom and an open plan living/kitchen area. The Land
The land comprises of 16.64 acres of grassland split into four blocks and 10.18 acres of woodland. The grassland is currently used for the grazing of horses and each paddock has its own water supply. The fencing and gates have just been renewed and are a mix of post and rail and post and wire. The woodland is located on the eastern boundary of the property and a stream runs through it providing a natural water source. The boundaries around the edge of the woodland are dry stone wall.
Stable Block, Buildings and Arena
There are 14 stables in total, 11 set in a U shape around a central courtyard. They are of wooden construction with tin sheet roofing and have split stable doors. They benefit from an electricity supply and there is a water supply located the central yard area. There are additional wooden 3 stables in an adjacent field. Tack/Storage Room Opposite the stable block there is a tack/feed storage room of breeze block construction under a timber and fibreglass roof. Warehouse (18.25m x 6.75m) Immediately behind the stables is a large steel framed agricultural building under a fibre cement roof. The building is currently in use as a Warehouse which is fully insulated and heated via an oil boiler. There are also kitchen and WC facilities and a large office space. There is a rubber and sand all weather arena measuring approximately 40m x 25m adjacent to the stables.
Access
Access is via a wholly owned track off Park Road. Low Fogrigg House has a right of access over the track.
