LOCATION
Situated with stunning views across the Trannon valley, located at the foothills of the Cambrian Mountains and close to the Welsh coast with the seaside university town of Aberystwyth some 36 miles away and the Snowdonia National Park and just a stone’s throw away from Shropshire border and famous Offa’s Dyke. The historic market town of Llanidloes is some 4 miles away with its black & white market hall, offers an array of shops, cafes, restaurants. The Clywedog reservoir and Hafren Forest with boarded walks to the sources of the Severn. The area is renowned for walking, horse riding, wildlife and nature walks. Located on the outskirts of the village of Trefeglwys with its village pub, village shop, places of worship, village hall and primary school. There is a railway station at Caersws 4 miles away with links to the coast, West Midlands and London Euston.

GENERAL SPECIFICATIONS
As supplied by Aspric Lodges approved manufacture of the NCC of all the homes are built in accordance with BS 3632:2015


Chassis:
Bespoke built using hot rolled steel beam construction minimum 180mm x 75mm gauge steel with 75mm cross members. All chassis have detachable telescopic draw bars, front and back and sprayed painted as defined BS ENISO 12944-2:1998 to a C3 category or fully galvanised depending on the individual specification. All homes are supplied with galvanised pyramid axle stands.

Floors:
120mm x 47mm tanalised timber joists treated in accordance with BS8147, bolted to the chassis at 400mm centres. 18mm moisture resistant chipboard. 100 mm earthwool insulation over a one piece heavy duty vented barrier.

External Walls:
38mm x 76mm timber at 400mm centres. Reflective breathable membrane classified as Class E in accordance with BS EN 13501-1 2002 overlaid with 40 x 9mm plywood strips to allow for crossflow ventilation behind the cladding. The finish is dependent on the individual specification.

Internal Walls:

Roof:
145mm x 47mm rafters and 38mm x 76mm timber trusses laid at 600mm centres in accordance with BS5268. Part free and produced to BSEN1059. Profiled granular coated lightweight metal roof sheets achieving a minimum Class 1 surface spread of flames as defined in BS476.

Ceilings:
Lounge and living area ceilings vaulted to an angle of 0-21 degrees depending on size and design. Remaining ceilings are flat to a minimum height of 2.3m (7ft 7ins) depending on design. Clad with 9mm or 12mm MDF T&G panelling or 9mm decorated plywood meeting minimum Class 3 surface spread of flames as defined in BS476.

Electrical:
Standard electrical installation to IEE regulations (Current Edition). Smoke confirming to BS EN 14604 and CO alarm conforming to BS EN 50291-1 fitted as standard. Vaulted and flat ceilings are fitted with low energy light fittings. All lights are fire rated to BS476 parts 21 and 23. All bathrooms are fitted with GU10 IP65 fire rated to BS476 parts 21 and 23. Electrical installation confirms to BS 7871.

Plumbing:
All piping is the Hepworth plastic two pipe system. All exposed piping for heating and the domestic water system is lagged to BS5608. The hot water supply to baths and showers shall be limited to 48?C by a TMV 2 rated thermostatic mixing valve conforming to BS EN 1111 and BS EN1287, to prevent scalding. The completed domestic water and sanitary system conforms to BS EN806.

Heating:
Gas or electric combi-boiler (depending on individual specification) including 24 hour timer, providing both instant domestic water and central heating. All radiators are fitted with a thermostatic radiator valves as standard and checked by a Gas Safe registered engineer. Gas installation conforms to BS 6891 and BS 5440-1.

Doors & Windows:
All homes are fitted with UPVC windows and doors with double glazed units as standard with 28mm glass conforming to BS 6262-4 and BS 6206. All are internally beaded and have shoot bolts and dead locks. Internally the frames are white and externally have various optional colours. U-valve 1.4 W/m2k.

Facias & Guttering:
Fascias are UPVC in a range of colours. Rainwater gutters and down pipes are UPVC or galvanised finish.

Insulation:
Roof: 145mm spray polyurethane foam U-valve 0.20 W/m2k
Walls: 76mm spray polyurethane foam U-valve 0.32 W/m2k
Floor: 100mm earthwool U-valve 0.29 W/m2k

External Cladding:
Hyde Board fibre cement exterior wall board cladding and tile backerboard fibre cement products(James Hardie Europe).
Pre-finished weatherboard compressed with resin, wax and aluminium under extreme heat and pressure. Factory finished with five coats of backed acrylic paint. CanExcel is available in a range of colours and styles. Achieves a minimum Class 3 surface spread of flames as defined in BS476.
