Description

FIXED PRICE
Stirling Council have granted planning permission to convert and extend an outbuilding to a dwelling house located east of Blairlogie.

The steading which has previously been utilised as a garage and outbuilding is permitted to be converted into a single storey main door home with two private parking spaces. The planning approval can be viewed via the Stirling Council Planning Portal under reference number 22/00256/FUL

The property is positioned within a courtyard setting and the plans include shared access for the three homes within the courtyard.

The current approval will include two bedrooms, bathroom and an open plan lounge/dining kitchen layout. Windows to the rear elevation will provide outstanding views towards the Wallace Monument. The main elevation will have a new single storey extension to form a new entrance, kitchen area and study off the living room/dining area. A small seating area to the front will be created and there are plans to landscape the courtyard.

Of additional note, a pre application response has been received from the council to create a two storey, three bedroom, two bathroom home. The planning department have advised that the proposed changes would likely be approved and would welcome an application to amend the existing consent.

A formal application would be required and sent to the planning department.

The Courtyard Steading at Cotkerse is situated on the outskirts of Blairlogie in a delightful rural setting, approximately three and a half miles from Bridge of Allan and approximately five miles from the City of Stirling.

Blairlogie is situated at the base of the great southern rock-face of Dumyat between Stirling and Menstrie, a pretty hamlet with few residents and charming rural surroundings. Blairlogie forms part of the parish of the ancient Logie Kirk which lies to its west.

There are a range of convenience stores, a pharmacy and post office in nearby Menstrie (1/2 mile away). Bridge of Allan provides a useful selection of independent retailers including chemists, a post office, hardware store and a number of cafes and restaurants.

Stirling is readily accessible and offers extensive shopping, leisure and recreational amenities. It also boasts many buildings of historical interest and national importance including Stirling Castle and The Wallace Monument which is in close proximity to the property. The train station in Stirling provides direct services to Edinburgh, Glasgow, Perth and London (local connections from Bridge of Allan).
