Stunning contemporary home on the Isle of Mull.

Description

Canna is a stunning, detached, architect designed house set within its own private garden overlooking Tobermory Bay. This specially commissioned property was completed in 2018 to an exceptionally high specification with quality fittings and fixtures throughout. The property offers superb accommodation and is presently used as a successful holiday rental. Canna has a consistently high occupancy level with an impressive income generated over the last 4 years. It is being sold fully furnished and equipped, offering a turnkey rental opportunity for the new owner. Full details of reviews and accounts for Canna are available on request. Prospective purchasers will have the option of continuing as a very successful and profitable holiday business or, alternatively, as a 2nd home or full time residence, depending on the purchaser's wishes.

The house has an inverted layout with the upper floor entrance to the property beginning with a welcoming reception hallway with a WC and excellent storage cupboard off and a beautiful bespoke staircase, handmade of solid oak, leading downstairs. At the end of the hallway the impressive kitchen is beautifully finished and is well appointed with a range of cabinetry, Corian worktops, built-in appliances and a Rayburn stove. The lounge is dominated by a large picture window which frames the most incredible view, looking south east towards Tobermory Bay and Calve Island. There is also a stylish, focal gas fireplace and a vaulted ceiling, while mood lighting makes this the perfect space to relax or entertain.

Downstairs, a central hallway gives access to 3 versatile bedrooms, a utility room, fully fitted for alternate use as a disabled kitchen, and a shower room with toilet. Bedroom 1, master bedroom, benefits from an ensuite bathroom (which can also be accessed from the hallway), while Bedroom 2 could be used as a 2nd living room and has French doors, taking advantage of the view and leading out to the garden. Bedroom 3 can take 2 single beds but is currently used as a dressing room, but could also be used as a home office with excellent internet speeds. Outside, Canna has a lovely garden surrounded by mature trees and foliage and is mainly laid to lawn. The garden has been well designed with outlook and sun in mind.

The present owners lived in Canna for 18 months as their full time home while their main residence next door was renovated. Canna was registered with the Council for residential use. On completion of the work they then arranged with the Council for Canna to be licensed and made available for weekly holiday let for the summer months. Full return to residential or 2nd home status is available by application to the council. It can remain available as a letting business with a transfer of the Licence, if the new owners so wish.

Location

Canna sits in a beautiful elevated uninterrupted open aspects over Tobermory Bay. The house occupies one of prime positions in Tobermory Conservation Area and is within close proximity to the Main Street and harbour. The island is serviced by 3 ferry crossing ports, and the island is world renowned for its extensively varied wildlife, marine life, geology, landscapes and sea views. It is a haven for walkers of all ages and levels of expertise.

Tobermory is the capital of the island, located in the northeast. It derives its name from the Gaelic, Tobar Mhoire, meaning the Well of Mary. The town was established in 1788 by the British Fishery Society and a small pier and customs house were the first structures to be built. Queen Victoria visited in the mid 19th century in the Royal Yacht and the royal route was thereafter used by steamship companies to advertise their cruises. Tobermory is famous for its brightly painted harbour front houses, shops and restaurants with notable buildings including the clock tower, Museum and Scottish Whisky Distillery.

Today, Tobermory has many active clubs and societies covering a wide variety of interests, photography, theatre, indoor swimming pool, a field sport centre and many more. Tobermory has a newly enlarged yacht marina with deep water moorings and over winter marina berths available for residents. Mull has featured in both Winter Watch and Autumn Watch BBC TV nature series, highlighting the wonderfully diverse wildlife on the island.
