Description

NO CHAIN - Rare opportunity to buy a 1.2 Acre (tbv) Smallholding with a range of outbuildings in very good condition, including a purpose built studio with two rooms, along with a pretty DETACHED cottage with fantastic VIEWS OVER THE ADJOINING VALLEY. The cottage dates from 1660 with later extensions and has good ceiling heights, exposed beams, wooden floors and a great deal of character and charm. A small hallway leads into the sitting room which has a large inglenook fireplace housing an Esse range cooker. Exposed ceiling beams and vertical beams which separate the room from dining room. This has a tiled floor and bi-fold doors leading out to a covered veranda with amazing views over the valley. The kitchen is basic but has a lovely old, large dresser, wooden work surfaces with inset Butler sink, a five ring gas and electric Range Cooker with double oven. At one end of the room are large picture windows on the corner of the house to make the most of the views and a chimney breast in which is set a sweet little wood burner with log storage below, cupboard and shelves to the side. The utility room is fitted with a range of units, sink, space and plumbing for washing machine, tumble dryer and fridge/freezer space. Cat flap and wall mounted oil fired boiler. An inner hall with a cloakroom leads to the stairs to the first floor. There are three good double bedrooms and a large bathroom with a roll top bath and shower above, wash basin and w.c. Wooden wall panelling, inset wooden wall medicine cabinet and a window with a view.

OUTSIDE: There are two driveways, one to the cottage and the other through double wooden gates into the yard. There is a first section of concrete yard and then a further section of scalpings which provides a great deal of space for large vehicles. Outbuildings with electric and water include: Purpose built office/studio with laminate floor, double glazed doors and windows and a second room fully shelved. Workshop: concrete floor, electrics and fully shelved. Garage with workbench: double glazed window and solid floor with rubber matting for gym use or classic car. Stable block: One with stable and store room, Stable block 2 with stable. Large metal chicken run, pig sty and an original brick outbuilding (probably the w.c).
The gardens need bringing back but you can see a variety of lovely plants, patio areas, decking and shingle pathways which lead to corners of garden which can be brought back to life. The paddock is fenced and the cottage has a full view, whilst the wooded area of the land is over to the side of the main property. The land backs onto further woodland and fields. Private Drainage.

Grove Hill is a rural area 3 miles to the east of Horam village. It has many bridle paths and footpaths and is a rural community. Horam has a range of local shops, vet and doctor, riding school, fishing lake, tennis and golf club and local cafes. The nearest local primary school is at Maynards Green 3.5 miles and Heathfield Community College runs a bus from Horam to the school. Heathfield is 5.5 miles away with a good range of local shops and amenities and supermarkets. The nearest main line station is at Polegate 7 miles distant.

Directions: From Horam mini roundabout take Horebeech Lane and continue for 2.9 miles into Grove Hill. The property is on the right hand side as you go up the hill.
