Description

A Grade II listed 17th century three double bedroom detached cottage with four reception rooms, a detached double garage and driveway parking, in a village location. In the early 18th century, this cottage was refronted in whitewashed brick with timber framing. In the 19th century, it was in use as a public house: The Boot Inn. The original building retains a hipped thatched roof with brick chimneys at either side while, to the rear, there is a single storey extension with a tiled roof which is now the master bedroom suite.

The current owners took residence in 2007 and have restored and improved the cottage. The thatched roof was refurbished between 2012 and 2016 and will not require attention for a number of years. Most of the accommodation is on the ground floor, while the first floor is in the original part of the cottage and has exposed beams and wooden flooring. Here there are two double bedrooms, both with views across Quainton and one with a walk-in wardrobe, and a two piece cloakroom. There is secondary double glazing in several rooms, including the upstairs bedrooms.

Ground Floor Highlights

The property has three viable entrances: one to the front and two to the rear. One of the rear entrances leads to a boot room which has heating and power connected. The dining room features an inglenook fireplace, exposed beams and a herringbone wooden parquet floor. This continues into the sitting room, and both rooms contain nearly new working wood burning stoves. There is also a dual aspect office, an entrance hall and a breakfast room.

Ground Floor Highlights Continued

The modernised farmhouse style kitchen has exposed beams, lead lined windows, granite worktops and a double butler’s sink. Integrated appliances include an electric oven with an electric hob, a microwave and a wine fridge. The master bedroom suite has built-in wardrobes and storage cupboards and a door to a modern en suite shower room. There is also a four piece family bathroom and a utility room.

Outside

The gravel driveway provides parking for four cars in front of the detached 19ft x 19ft garage. A well-maintained cottage garden surrounds the property and includes well-stocked borders and a raised stone patio leading to the gently sloping rear part of the garden which has paved pathways, a lawn, a further patio, flower beds, a vegetable patch and an ornamental wildlife pond. There is also a greenhouse, workshop and barn, all with power connected.

Situation and Schooling

The village of Quainton has a Church of England combined school, a village store, tennis courts, a windmill, football pitch, playground, church and The George and Dragon public house and tea room. Local private schools include Ashfold School, Swanbourne House School, Stowe School and Akeley Wood School. The property is also in catchment for Waddesdon Church of England secondary school and Aylesbury’s grammar schools.
