Description

The Royal Crescent, Bath, is one of the world’s iconic buildings. Built between 1767 and 1775 and designed by John Wood the Younger, it remains to this day one of the greatest pieces of Georgian architecture in the UK. Once complete, the Royal Crescent rapidly established itself as Bath’s most desirable address. There are 30 houses in an arc overlooking a private lawn and the Royal Victoria Park. Over the generations the townhouses have been converted to luxury apartments and are now Grade 1* Listed. Houses 13 and 14 have been joined together and comprise, fifteen self-contained apartments with a long lease and share of the freehold. The Royal Crescent Garden Apartment is located on the garden level at the rear of the house. It was tastefully converted and has been continually updated by the owners over four decades of ownership. As well as the original footprint of the Georgian house, a muse like extension was created to add a second bedroom suite with double doors from the bedroom opening into the garden. It also includes a perfect study for those working from home or dressing room if required, plus a private shower room. The second double bedroom and smart bathroom with a spacious walk-in shower, are accessed from the central hallway, which directly leads out to the garden. Within the apartment a bespoke kitchen has been designed to fit integrated appliances as well as room for a breakfast table. The drawing room has a central Georgian-style decorative marble fireplace. Two tall sash windows give direct views out onto the garden and all the wooden window and door shutters have been restored and are in working order. A wonderful garden apartment situated in the middle of the Crescent next to the famous Royal
Crescent Hotel.

Outside

The garden is a good size and designed on two levels; an enviable feature that sets this apartment apart from others in the centre of the city. The lower courtyard garden is accessed from the main hallway as well as the principal bedroom and is a delightful walled garden designed with low maintenance in mind with flag stones, potted plants and climbing plants. What seems to be a micro climate has allowed some tender and exotic potted plants to thrive. The garden offers a fantastic place for relaxing and dining with a beautiful view of the property. A stone staircase with a handmade wrought iron handrail leads up to the upper garden. The upper garden has been planted with some beautiful flowering trees offering shade and privacy. A majestic magnolia tree takes centre stage. With raised beds and various seating area this is a real addition to this charming city centre garden apartment. Each individual home has the right to access to the private lawns to the front of the Royal Crescent, divided by a ha-ha from the additional lawns of the Royal Victoria Park below.

Situation

Bath has a wonderful mixture of architecture from over the centuries, with Georgian properties being the most prominent. It is the stunning sweeping crescents and beautiful squares, which add to the appeal of this gorgeous Georgian city. The allure of these homes attracts both domestic and international buyers – and Bath tends to see many London buyers who no longer need to live in the capital but enjoy city culture and would like to be within easy reach. London Paddington is only 90 minutes away by train. The Royal Crescent is an architectural masterpiece by any standards and is the centrepiece of Bath’s Georgian heritage. It occupies one of the city’s most desirable and prestigious locations. An excellent range of cultural, leisure and shopping activities are within walking distance with local shops, boutiques and restaurants even closer at hand in nearby Margaret’s Buildings. The city is renowned for its shopping, restaurants, music, literature and comedy festivals, as well as museums and theatres. There is good access to Junction 18 of the M4 and Bath Spa Railway Station to London Paddington (approximately 90 minutes).
