Description

Att House Farm is a fine building, a former farmhouse situated in Green Street which lies between the hamlets of Cradle End and Bury Green on the western edge of the market town of Bishop’s Stortford. Green Street is a wooded picturesque lane with many period houses and Att House Farm enjoys an idyllic location, tucked away and not easily seen from the road.

The house has been in the ownership of the current family for a considerable period of time and has been well maintained, although there is significant scope for modernisation to both the house and outbuildings and once the works have been completed, it would be an outstanding small country estate. The house itself is unusual as it is a period building of mellow red brick with several fine fireplaces (one inglenook) and some exposed timbers, with a later extension providing an elegant drawing room with a high ceiling.

The accommodation includes two further reception rooms, a good sized cloakroom, a kitchen/breakfast room and a large utility room. On the first and second floors there are a total of five bedrooms and a dressing room, four on the first floor and one on the second floor, all with good views. There are two bathrooms and a shower room.

Outside, the house is approached along an extensive gravel driveway which leads to a large parking and turning area and to the garage block which has four up-and-over doors, a wood store, pool room, the air source heat pump and the filtration unit for the swimming pool, which lies behind the garage and is lined with a paved surround and established planting.

The formal gardens are well established with some fine trees including an Indian bean tree and two ponds. The vegetable garden has established peach, plum and fig trees and a variety of soft fruit bushes.

There are two large meadows, one with a sizeable steel framed agricultural building measuring approximately 80m long by a maximum of 12m wide narrowing to about 7m.. Close to the house there are stables and a range of older outbuildings, some timber framed, some in flint and brick which are and generally weatherboarded and provide dry storage.

The property is Grade II Listed Title number 4521 List entry number 1290334 which states that the house probably dates from the early 17th century and was re-built in brickwork later in the 17th century. There is a two storey extension built in the 1960s. The roof is described as a steep gable with old red tiles and red brickwork which is in Flemish bond with black headers and a chamfered plinth with giant order brick pillaster. Internally in the house, there is some period 18th century plastering and a two panel door with brass case lock. There is also a handsome early 18th century dog-leg staircase with mould string in the handrail and barley sugar twisted balusters.
