Description

An opportunity to acquire a beautifully presented three-bedroom semi-detached bungalow, sitting in an elevated location and benefitting from far-reaching coastal views.

Situated in an elevated position and benefiting from far-reaching views across Loch Fyne, Bracken Heights, 11A Mealdarroch offers buyers an opportunity to acquire a beautifully presented three-bedroom semi detached bungalow, a wonderful family home in a much sought-after residential area of Tarbert.

The property is entered from the front elevation, with a main entrance door leading into a central hallway. To the left, a spacious family lounge is positioned to the front of the property, perfectly placed to take in the far-reaching coastal views. The room is warmed through by a feature log burning stove, a focal point within the room. A back boiler is installed behind the stove providing domestic hot water to the property.

A door to the rear gives access to the kitchen, recently renovated with a selection of beech-effect wall and floor units, complimented by a contrasting grey worktop. The kitchen cabinets are adorned by power-saving LED lighting both above and below. The kitchen design features a number of integrated appliances, including fridge freezer, double oven with grill, five ring gas hob and dishwasher. A door to the rear of the kitchen gives access to the rear garden of the property.

Accommodation is provided by way of three bedrooms, each accessed from the central hallway. The principal bedroom is located to the front of the property, fitted with a selection of stylish bedroom cabinets.

The family bathroom is accessed from the central hallway featuring a modern glazed cubicle shower and white two-piece bathroom suite, set within gloss white cabinets. The bathroom benefits from underfloor heating and a heated towel rail.

Two sizable storage cupboards are accessed from the hallway, with an additional storage cupboard located within the kitchen area. A hatch positioned in the hallway provides access, via a timber folding ladder, to a spacious attic area. The attic is partially-floored and insulated throughout, offering storage as required.

The property benefits from newly installed (May 2023) uPVC double glazed windows throughout. In addition, the front door was replaced at the same time.

The property is accessed from the shared access road by a private driveway, offering parking for several vehicles. A pathway leads around the side of the property, giving access to the rear garden, which slopes up away from the house, featuring an exposed natural stone design, complimented by a carefully selected choice of selection of shrubs and plants.

A paved pathway leads up the garden to an area of decking, forming a wonderful sitting area which offers far-reaching sea views. Two adjustable screens are positioned at the edge of the decking.

A sizable composite storage shed is located adjacent to the property, used to store tools and garden equipment. A log store is also positioned to the rear of the house. Also offering additional storage as required.

Bracken Heights, 11A Mealdarroch is located on the fringe of the popular tourist destination of Tarbert. In the summer, Tarbert is host to Scotland’s largest sailing regatta - the Scottish Series. There are a number of cafés and restaurants overlooking the harbour in addition to a supermarket and banking services. Tarbert Academy offers local schooling at nursery, primary and secondary level. There is a short 9-hole golf course and two major golf courses at Machrihanish, including the Machrihanish Links - one of the finest links in the country and voted one of the top 50 courses in the UK. For field sports enthusiasts the area offers numerous fishing, stalking and shooting opportunities

Tarbert is popular with overnight visitors as it is the last stop before the ferry service to Islay, famed around the world for its whiskies. Most Bed and Breakfasts in Tarbert provide early morning breakfasts and transport for the early Tarbert to Islay ferry which is less than 10 minutes by car on the way south to Campbeltown. Campbeltown also offers the convenience of daily flights to and from Glasgow, with the exception of a Saturday.

The main local hub is that of Lochgilphead, a town approximately 14 miles to the north and the administrative centre of Argyll and Bute. Facilities include a swimming pool, a sports centre, a hospital, supermarkets and a nine-hole golf course. The town is approximately 100 miles north of Glasgow, to which a daily bus service operates.
