The Buildings

Location

The Red House benefits from a tranquil and leafy environment, but with proximity to the modern amenities and rich culture of Ripon city centre, just over half a mile away. Ripon offers all the shops, cafés, restaurants and conveniences you'd expect from a city, including Booths Supermarket, a new cinema and the planned Marks & Spencer, whilst still retaining a unique character and charm.

Browse the independent book stores, antique shops, boutiques and high street shops against the stunning backdrop of the historical buildings and the imposing cathedral, or visit the weekly market for an assortment of fresh produce.

There are plenty of places to eat, from cosy cafés to chic brasseries. For sports enthusiasts the Ripon City Golf Club and Ripon Cricket Club are within easy reach, and it's just two and a half miles to a lively day at the races.

If it's a more leisurely walk you're after, this is the perfect location to take in the stunning scenery of the Yorkshire Dales National Park, stopping at one of the many country pubs along the way. Nidderdale, deservedly designated an Area of Outstanding Natural Beauty, lies on the border of the National Park and is close to the World Heritage Site of Fountains Abbey.

The beautiful spa town of Harrogate is around 12 miles away, for a trip to the RHS Harlow Carr Gardens, Harrogate Theatre, and of course the famous Bettys Tearoom. 26 miles to the south-east of Ripon, the county city of York also offers an interesting day out.

Support and Care

The Red House on-site staff are available 24 hours a day, providing help with day-to-day tasks and the comfort of knowing that someone is always on hand, giving you the freedom to really live life to the full.

All members of the team at The Red House are chosen for both their ability and character and they are dedicated to supporting owners' introduction to and ongoing life in the village community.

1½ hours' domestic assistance is included within the service charge (see below), and additional domestic, personal or domiciliary care can be arranged.**

Guest Accommodation

At The Red House, we understand the importance of spending time with family and friends - unrushed, quality time - and we enable all owners to do this by offering guest accommodation*** when arranged in advance.

Staffing

On-site staff, including a concierge service, are available 24 hours a day, adding the convenience and reassurance of day-to-day assistance and the peace of mind afforded by a secure environment.

Operator

The community is operated by Enterprise Retirement Living, which is an Approved Operator under the Associated Retirement Community Operators' Consumer code (see arcouk.org for more information).

Lease Details

Properties at The Red House are held on 150-year reducing leases from 22nd August 2018 from
ERL (Red House Ripon) Limited, Scutches Barn, 17 High Street, Whittlesford, Cambridge,
CB22 4LT (registered in England & Wales, No: 10488787).

Service Charge/Ground Rent

A service charge, currently £9,495.24 per annum (£791.27 per month, or approximately £182.61 per week) for one bedroom properties and £10,016.16 per annum (£834.68 per month, or approximately £192.62 per week) for two bedroom properties, is payable. This covers external building maintenance, buildings insurance, external cleaning of apartment windows, communal area maintenance and running expenses, refuse collection, garden and grounds maintenance, daily concierge service, 24-hour on-site staffing, and 1½ hours' domestic help per week.

Ground rent of £500 per annum is currently payable to ERL (Red House Ripon) Limited on all properties for which the original leases were granted before 1 April 2023. The amount of ground rent is reviewed every five years from 1 January 2023, in accordance with the lease, based on the Consumer Price Index. The Leasehold Reform (Ground Rent) Act 2022 abolished the inclusion of ground rent in new leases for retirement properties entered into on or after 1 April 2023. This legislation is not retrospective, such that ground rent is still payable on a property which is subject to a lease granted before that date on any assignment.


Charges when Leaving or Selling the Property

A Deferred Development Payment of 6%, 8% or 10% of the selling price (occupancy of up to
1 year, 1 to 2 years, and over 2 years respectively) is payable to ERL (Red House Ripon)
Limited on any sale or re-assignment of the lease.

A Sales Administration Fee of 1.8% (including VAT at 20%) of the selling price is also payable.

Other

All properties benefit from 10-year home warranties provided by CRL, the commencement dates of which vary and will be advised for specific properties on request.
