SITUATION
The property is situated along the top of the famous White Cliffs above the high-water mark. It is adjacent to land owned and maintained by the National Trust and backing onto the Walmer and Kingsdown Golf Course. It is approached via a private road running up past the Club house, leading onto The Leas. The site is designated as an Area of Outstanding Natural Beauty and a Special Landscape Area - part of the Heritage Coast and a Site of Specific Scientific Interest.

The pretty seaside village of Kingsdown, approximately one mile to the north, is a former fishing village and offers a range of leisure activities. In the village there is a small selection of shops and amenities including a post office, newsagent, hairdresser, butcher, public houses, restaurant/tearooms, Church of St. John and primary school. A wider range of amenities can be found at Deal, Sandwich and the historic City of Canterbury, which offers a wider range of shopping facilities, many historic interests, and a good selection of schools in the state and private sectors, together with colleges and universities.

Recreational activities in and around the area include a selection of golf courses including Walmer and Kingsdown golf clubs neighbouring the property, Prince’s at Deal and the prestigious Royal St George’s at Sandwich. Sports centres and swimming pools can be found in Dover, Deal and Canterbury, and water sports can be found along the coast. Connections are good with the A2 linking into the M2 and other motorway networks. The Port of Dover and the Channel Tunnel at Cheriton offer services to the Continent, and the high speed Javelin train operates from Sandwich, Dover and Canterbury to London St Pancras.

Head out of Canterbury via the A2 following signs for Dover continuing until reaching Whitfield roundabout. Continue straight over following signs to Dover for around two miles. At the roundabout take a left towards Deal A258. Continue for around three miles, take a right past the Five Bells public house, signed Kingsdown. Continue for about a mile, turn right at the top end of the upper street into Victoria Road and take a second left onto Kingsdown Hill. Follow the road to the bottom, turn right into Oldstairs Road, then first left into The Lees. Drive past the Clubhouse on your left and Sun Villa is the second house on the right.
