Recently extended family house overlooking the River Devon.

Milton House is an attractive family house thought to date back to the late 1800s / early 1900s. The property is nestled in the Ochil Hills and has a beautiful southwest-facing outlook over the gardens with the River Devon at the foot, and a picturesque hilly skyline beyond. The house has been renovated and extended by the current owners (completed in 2023). An attractive two story extension has transformed the property by providing it with open-plan living space, and a new principal bedroom suite with balcony. Whilst the house sits in a rural setting, it has excellent access links across central Scotland.

The family / dining room on the lower ground floor is a fantastic addition to the house. It has sliding glass doors that open into the garden and provide views down to the river, with the hills beyond. The room is set up with service points so that a kitchen could be installed to create an even more outstanding open-plan space. The kitchen currently sits on this floor too, along with a sitting room and a WC. Situated on the upper ground level of the new extension is the principal bedroom suite. This has a dressing room and a balcony from which the views are outstanding. A study off the bedroom has plumbing in situ for the installation of an en suite shower room. There are two further bedrooms on this upper ground floor, as well as a central landing which, under the existing planning permission, could be separated off to create a study. The front door for the original house sits between the bedrooms leading out at street level. The top floor has a further two bedrooms, both with dormer windows and cupboards, a bathroom and a large store.

Wooden garden gates give access to the driveway which sweeps down past the side of the house to the rear where there is a gravelled area for parking. The drive continues past the house to a large garage (about 12m x 6.5m) which has been recently installed and sits to the side of the house. It has three large roller shutter doors and is set up with work benches and storage.

The garden sits to the south of the house with the attractive River Devon at the foot. The current owners have carried out extensive works on the garden to make it more usable, and to open up the views of the river from the house. There are a variety of mature trees providing the house with privacy from its neighbours.

Milton House sits in a beautiful countryside setting in the Ochil Hills, overlooking the River Devon. It is only about 6 miles from the highly sought after town of Dollar, where there are a range of services and amenities, including a grocery store, butcher, baker, delicatessen and a wine shop. It also has a post office, health centre, dentist and newsagent in addition to several specialist shops, cafés, a pub and a restaurant. Dollar is best known for its long established Academy, which is often billed as one of Scotland’s most respected independent schools.

Dollar has a vibrant and friendly local community with a variety of sports and arts clubs as well as youth groups. The tennis and squash clubs are all particularly popular and there are golf courses locally at Dollar and Muckhart. The world-renowned golf courses and leisure facilities at Gleneagles Hotel are only about 8 miles away. For those who enjoy the outdoors there are wonderful walks to be enjoyed locally in the Ochil Hills while the more dramatic hills and lochs of Perthshire are only a short drive to the north.

Auchterarder (8 miles) provides good day-to-day services including a supermarket, two butchers, bakery, post office, ironmonger, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops. Gleneagles railway station is about 6.5 miles away, and runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow.

Milton House is very accessible, with the major centres of Stirling (19 miles), Perth (21 miles), Edinburgh (33 miles) and Glasgow (40 miles) all within easy reach.
