Description

The Wilhelminian-style building, located in the well-known composers' quarter, is divided into a front building and a side wing. The south-west-facing side wing offers a view of the lovingly designed, green inner courtyard and the spacious neighbouring courtyards. As a result, this part of the house is also friendly and bright. The floor plans are
practical and meet current requirements without losing the charm of classic old flats. At the end of the 1990s, the entire house underwent extensive refurbishment. The top floor was converted and all flats were extensively renovated. The building is heated by district heating. The original old building details such as the black and white tiled original floor in the entrance hall or the tile details and stucco elements on the ceiling are particularly beautiful.

This generously proportioned 3-room flat of approx. 80 m2 is located on the 2nd floor of the residential building. The spacious floor plan separates the private from the official area.
The living room extends towards Meyerbeerstraße, where the small balcony also adjoins. Here you can enjoy the evening sun thanks to the west-facing orientation. There is a small storage room in the hallway. The study or bedroom is a walk-through room and leads to another bedroom. Both extend into the side wing of the building and thus to the quiet inner courtyard.
The spacious kitchen has a French window to the inner courtyard, which conjures up plenty of light and brightness in the flat thanks to its south-facing orientation. The floor is covered with high-quality cement tiles, as they used to be made in the Art Nouveau era. There are no plans to sell the kitchen. However, if there is interest after viewing, we can talk about it. The flat is completed by the bathroom with bathtub, which has a window and therefore lets in plenty of natural light. The walls are plastered with Moroccan lime plaster (Tadelakt). The bathtub has petrol-coloured crackle tiles.
The old building charm runs through all rooms and adjoining rooms - high ceilings, floorboards and some stucco complete the package. The flat would need a fresh coat of paint, but this can be discussed.

The Komponistenviertel extends in the side streets from Antonplatz to Mirbachplatz and a new neighbourhood culture is currently developing with a colourful mix of small cafés, pubs, shops, galleries and weekly markets. This year, the streets were transformed into a neighbourhood block with one-way streets and a carriageway, which has improved the quality of life considerably.
For nature lovers, the "Park am Weißen See" in the immediate vicinity is an inviting place to visit. This offers playgrounds and paddling pools for the little ones and a picturesque landscape and landscaped gardens for the grown-ups.
The local transport connections, especially to Berlin city centre, are excellent. Various tram lines M4, M12 and M13 as well as bus lines 255, 259 and N50 and the Pankow S-Bahn station provide quick access to the rest of the city centre.

To buy a property in Germany is a step by step and very safe process. First you make an offer. When accepted by the seller, you fix a notary appointment and the purchase contract is drafted and sent out to you. You can either ask for a bilingual contract or have a translator at the notary appointment. You must have either or, to make sure that you understand what you are signing. Once the contract is signed, you are entered in the land registry as future owner, only afterwards you pay the purchase price. Once the seller has received the payment, your entry in the land registry is finalized, the key hand over is the last step. We happily guide you through this process.
