Owner's Comments

"We moved to Heron Court in 2011 as a family with young children. The house has been perfect for us, being close to schools, town and the many clubs the children have attended over the years. On top of this, we have been able to enjoy a range of countryside walks straight from our front door. Our next-door neighbours are a really lovely retired couple who have been great friends to us from day one, and we will miss many of our other neighbours on the close too. Now that the children have grown up, although they are still living at home, we would like to indulge our passion for growing our own fruit and veg, and gardening for wildlife on an even bigger scale."

Accommodation

Upon entering the front door, the hallway takes you through to the main aspects of the downstairs, including the cloakroom to the left with a WC and wash basin; stairs that rise to the first floor, kitchen as well as the sitting room to the front elevation. Overlooking the greenery at the front, the sitting room makes for a cosy but sociable space, which also flows through to a separate dining area. This room has ample space for a table and chairs, with double doors giving access to the pleasant west-facing garden, while there is excellent potential to create a modern open plan living space. Walls that divide the sitting room and kitchen could be easily removed to allow for a more open plan nature. Accessed from the dining room as well as a door from the hallway, the hub of every home - the kitchen. With numerous wall and base units and draws, ample work surface space, one and a half bowl sink/drainer with window overlooking the rear garden. There is space for a counter high fridge, electric cooker with a fitted extractor canopy above. A simply 'must have' for any proper family home is the utility room, the perfect area to hide away laundry, muddy shoes, pets and noisy appliances. This room houses a wall mounted boiler, space for a washing machine and dishwasher, while there is more useful storage, another sink, single door to the garden and another door accessing the integral garage. This is currently used for storage and is connected with power and light.

Upstairs, the landing is illuminated by a window to the side aspect and it also presents all upstairs accommodation in addition to a partially boarded loft space. The family bathroom at the back of the home serves all three bedrooms, and comprises of a WC, wash basin and bath with shower over. Bedroom one is positioned at the front of the home, a generous double bedroom with large fitted wardrobes. The second bedroom is another double, also fitted with useful wardrobes and overlooks the rear garden and countryside beyond, while bedroom three is a single bedroom or ideal office with yet more storage over the stairs.

Outside & Parking

To the front of the home there is a hard-standing driveway leading to an integral garage with a traditional 'up and over' door. The front garden itself is a haven for natural wildlife, designed as a wild flower patch with a neat lawn border. There is an array of colourful shrubbery and a small tree, while a path leads to the front door.

Distant views of elevated countryside can be found from the front and back of the home, epitomising the edge of town setting in which this property sits. A set of doors from the dining room open onto a patio and facing out directly west in this attractive, sunny rear garden. Fenced borders at each side enclose the outside space, perfect for those with young children or pets, while established shrubbery and small trees make for a lovely outside space. To the side there is a sociable seating area and a greenhouse, ideal for any of those that are green-fingered!
