Chalmers Mill is a spacious and well-designed property which enjoys all the benefits of modern design combined with an historic setting. A water mill was built in Ceres in around 1800 and early records indicate that it was owned by a Mr Chalmers. The mill gradually fell into ruin and by the 1990s a local farmer used the site as a pig sty until its conversion into a residential property. A stylized carving on the north-facing wall indicates that the main structure of the house was built in 2000. In 2003, Chalmers Mill received an award for the contribution the property makes to the appearance of Ceres. There is under floor heating throughout the ground floor apart from the sun room.

Chalmers Mill is accessed via a bridge and gravel driveway. Its vegetation has both Scottish and Japanese influences, with sycamores, rhododendrons, ferns and bamboos lining the driveway. Ceres Burn runs alongside the property and Chalmers Mill owns this stretch of the burn. In addition to the main garden, at the rear of the house is a sheltered south-facing patio. Chalmers Mill has a very private setting yet is easily accessible to major cities across Scotland. The Mill is situated on the outskirts of the village of Ceres, a pretty conservation village set in rolling farmland. It is well served by a good range of local shops, services and amenities together with a highly-regarded primary school.
Only 3 miles away, the market town of Cupar offers a wider selection of facilities, including secondary education. On the coast to the east, St Andrews, renowned worldwide as the 'Home of Golf’, has a variety of shops, hotels, restaurants, and recreational and cultural facilities which include a cinema and The Byre Theatre. The town is also well known for its university which was Scotland’s first university and the third oldest in the English-speaking world, founded in 1413. There is private, co-educational schooling at St Leonards in St Andrews, and The High School of Dundee is also within easy reach.
Access by rail, road and air is good. Cupar railway station (3 miles) is on the main Aberdeen to London line and provides a fast link to Dundee and Edinburgh. Edinburgh Airport, with its increasingly wide range of domestic and international flights, is only 40 miles away and Dundee Airport (15 miles) has regular services to London Heathrow. There is a dual carriageway and motorway connection to Edinburgh from Kirkcaldy (15 miles) or via Cupar on the A91 to join the M90 at Junction 8 (20 miles). All distances are approximate.

From the M90 motorway northbound, at Junction 8, take the A91 east to Cupar. Leave Cupar heading south on the A914 main road and fork left at The Golf Tavern onto Ceres Road. On arrival in Ceres turn left on to Cupar Road. At Ceres Inn, turn right and then a sharp left. Please park you car in the large free car park (Bog Well car park) on your left hand side. You can walk along the burn towards Chalmers Mill which is on your left hand side if you continue down S. Croftdyke. Chalmers Mill can be accessed from a bridge from the road.
