Beautifully presented family home overlooking Auchterarder Golf Course.

Cloudberry is a superb family home in a beautiful setting in private grounds on the edge of Auchterarder Golf Course, with a wonderful outlook towards the Ochil Hills. The house was built in 1938 and has well-presented living space throughout, which has been specifically laid out to make the most of the views.

The open-plan kitchen / dining / family room acts as the heart of the house with views over the gardens and two sets of doors leading out. The kitchen area has a central island, granite surfaces and appliances including an AGA with electric module and gas hob, De Dietrich fridge freezer, wine cooler and drinks fridge. The family area has a gas fireplace. A more formal dining room sits adjacent, and there is also a sitting room with open fireplace and bay window overlooking the principal gardens with golf course beyond. Between these rooms is a study which could be used as a ground floor bedroom with fitted bookshelves and doors leading out to the garden. The ground floor also has a cloakroom with separate WC off the entrance hall, utility room, boot room, shelved pantry, boiler room and a WC at the back door.

The principal bedroom suite sits in the southernmost corner of the house and has the best views over the garden and golf course, with the Ochil hills as a backdrop. It has a dressing room and an en suite bathroom with a freestanding bath with shower attachment and a separate walk-in shower. There are three further double bedrooms, all with views over the golf course. One of these has an en suite bathroom with separate shower, and another benefits from an en suite shower room. There is also a family shower room. A door off the hallway gives access to a staircase which leads up to extensive attic storage space above.

The mature gardens and grounds at Cloudberry extend to about 1.25 acres in all. A private driveway off Orchil Road lined by trees and rhododendrons leads up to a large gravelled parking area to the rear of the house. Here there is a substantial garage with electric roller doors and a gardener's WC. There is also a cellar with steps leading down to extensive wine racks and shelving. Other outhouses behind the garage include kennels and a wooden store.

The principal gardens sit to the front of the house overlooking the golf course, and are scattered with a mix of trees, shrubs and stocked flower beds. There is a brick terrace running along the front of the house with doors leading into the kitchen and study. This overlooks the garden which is fully enclosed with fencing and has a private gate onto the golf course. An enclosed side garden features an Italianate water feature, a peaceful seating area, an arrangement of beautiful flower beds and a garden shed.

Cloudberry sits in a quiet setting on the edge of Auchterarder Golf Course, with fine views to the south and west over the course and towards the Ochil Hills beyond. Auchterarder provides good day-to-day services including a supermarket, two butchers, bakery, post office, ironmonger, library, health centre and primary and secondary schooling, as well as a wide range of specialist shops.

The Gleneagles Hotel is a little over a mile away, and offers a wealth of facilities including three championship golf courses: The King’s, The Queen’s and the PGA Centenary, which was the course venue for the 2014 Ryder Cup.

Gleneagles railway station is about 2.5 miles away, and runs daily services north and south, including a sleeper service to London, while Dunblane provides commuter services to both Edinburgh and Glasgow. Perth lies some 15 miles to the east and offers a broad range of national retailers, theatre, concert hall, cinema, restaurants and railway station.

The cities of Edinburgh and Glasgow are both about 45 miles away, and provide international airports. Independent schools in Perthshire include Morrison's Academy and Ardvreck in Crieff, Glenalmond just beyond; Craigclowan on the edge of Perth, and Kilgraston and Strathallan near Bridge of Earn. Dollar Academy is also within easy reach.
