THE PROPERTY

Tenure: Freehold

EPC Rating: D  **  Council Tax Band: C

Introduction & Exterior

This vastly extended semi-detached home in Cheslyn Hay will prove incredibly popular to those seeking a large family home to relax and entertain. The interior is very spacious both upstairs and downstairs, and there is a generous rear garden with a large summer house which will be enjoyed the whole year round.

The property is set back from Littlewood Lane behind a double-width tarmac driveway with side lawn to the right. The original entrance door is to the right of the house however most will enter via the outward opening French doors to the left of the building, into the garage. The garage is 6’5 wide to around two thirds of the massive 41’8 length and is therefore better served as an extra internal room. To the rear of the garage there is a utility area before a door opening out to the rear garden.

The garden is very generous with a patio at the top, closest to the house, before moving down to the lawn and ending at a large summer house. The summer house has a fabulous bar area and is perfect for those who like to share sporting events and gatherings with friends and family. To the front of the room there is a lovely potting shed for green fingered buyers. Attractive shrubs to the borders and wooden fencing to the boundaries complete the garden.

Ground Floor

The ground floor comprises of a hallway, ground floor shower room, kitchen, lounge, and dining room, as well as the garage mentioned above. The hallway is the original reception area of the house where there is staircase leading up to the first floor and a great addition of a compact shower room at the front with a curved cubicle, wash basin and toilet. There is also a porch leading between the hallway and front door.

The kitchen is a decent sized space with a range of integrated appliances that include dishwasher, chest height double oven, induction hob with overhead extractor and a fridge. The plumbing and spaces for washing machine, tumble dryer and additional fridge freezer are in the garage. The garage also has two storage cupboards towards the rear, one of which houses the central heating boiler.

The lounge is a superb sized reception room that features a gas fireplace to the right side of the room. A wide opening at the rear of the room leads to the extension which is a large dining room. The new owners can easily position an eight-seater table here with space to spare. A bay to the rear of dining room has sliding patio doors in the centre that open to the garden.

First Floor

Due to the extension above the garage, the landing area has been modified to include a corridor to ensure there are doors leading off to each bedroom and the family bathroom. There is also an opening near the top if the stairwell to access a study area. This was originally a bedroom and therefore could easily be returned that way but works extremely well as a study.

All three bedrooms are double, with the master bedroom having been extended to provide an exceptional space with the initial right side of the room dedicated to dressing. Two large windows look out over the garden. The remining bedrooms comprise of large second bedroom, which was the master bedroom in the original build, and a long third bedroom over the garage which can fit two mid-sized beds as shown in the pictures.

The family bathroom is a clean white suite comprising of a bath with shower and screen fitted over, chrome heated towel rail, and a wash basin and toilet cabinet unit. This is all complemented by attractive tiling to the walls. Finally, above the first floor is access to a large and thickly insulated loft space.

Littlewood Lane is a short journey south of the A34 near to its main junction with the A5 and A460 in Cannock. A short journey west on the A460 leads to further major junctions with the M6, M6 Toll and subsequently the M54, meaning that commuting and travelling for leisure could not be more convenient. The A34 also leads to Walsall via Bloxwich.

The nearest train station, Landywood, is a short drive away and serves Great Wyrley and Cheslyn Hay. To save on parking it is around a twenty-five-minute walk. The station offers services to Birmingham New Street, Walsall, Cannock, Bloxwich & Rugeley via the Chase Line.

Bus users will be delighted that a regular service operates from Station Street to Cannock and Wolverhampton centres. Further bus services are available from the nearby A34, Walsall Road to Walsall & Birmingham.

SCHOOLS & AMENITIES

Cheslyn Hay & Great Wyrley are very well supported by local businesses and convenience stores. These include a veterinary practice, hair salon and takeaway outlets. There are a few welcoming public houses dotted around the village as well as an Esso petrol station at Churchbridge.

To the north is the Orbital Retail Park with many familiar named shops including a Sainsburys supermarket. Just beyond this is the recently opened McArthurGlen Designer Outlet which has proven very successful since its recent opening. Being not far from countryside to the south, there are plenty of local walking opportunities but those wanting something a bit more special can drive 15-20 minutes north to reach Cannock Chase, a designated Area of Outstanding Natural Beauty.

According to the Staffordshire Schools website, the catchment schools for this home are within a mile walk. These are Cheslyn Hay Academy and Cheslyn Hay Primary. Although we have researched this information, it is always recommended that prospective buyers do check with the local authority before confirming catchment.
