Description

In the never-endingly popular Bushwood neighbourhood and hugged by the growing foodie hub along Leytonstone High Road and the southern tip of Epping Forest with its beautiful walks and bike rides, this contemporary one-bedroom apartment extends to approximately 448ft2 also lies on the doorstep of independent shops and popular pubs.

Only a six-minute walk from Leytonstone Underground (Central line), you’ll find the apartment just off the High Road in a residential area skirting Henry Reynolds Gardens.

To the front is a communal space with a well-maintained lawn and seasonal plants, while the flat itself occupies the ground floor, accessed by a private entrance.

Open the front door to enter a spacious and bright open plan living and dining room of almost 300ft2, which ends in a decent-sized kitchen with cream cabinetry to complement the white stone worktops, a glossy white metro-tiled splashback, and crisp white paint to the coved walls.

Spotlights above pair with a wide front casement window fitted with blinds for privacy, while good-quality laminate flooring underfoot and a large cast-iron radiator create a cosy atmosphere. There’s also a full-height storage cupboard in the corner.

Pass the kitchen – which also comes with an integrated AEG oven with electric hob and extractor hood, a 1.5-bowl sink beneath solid wood shelves, and a fridge-freezer – to reach the bathroom.

Fully laid with large format tiles to the spot-lit ceiling, it exuded instant luxury, echoed by the modern white sanitaryware, including a deep, double-ended bathtub with a glass screen and Grohe shower, a wall-mounted loo, and a pedestal basin beside a chrome heated towel rail.

Adjacent to the bathroom and lit by another big window with fitted blinds and a curtain pole to the front, the bedroom is a great-sized double, with coved white walls, ceiling spots and laminate flooring to match the living area. Meanwhile, a cast-iron radiator adds style and warmth.

A NOTE FROM THE OWNER

‘Cosy yet spacious, my minimalist yet stylish one-bedroom flat was perfect for me and my family to grow into. Located just a six-minute walk from Leytonstone Central line station, the location and style brought me to this property, but the local charm and amenities kept me here.’

IN THE NEIGHBOURHOOD

Bushwood has a wonderful mix of long-term residents and newer arrivals, who are quickly welcomed into its vibrant community.

Less than a minute’s walk from High Road, with its cluster of local favourite hangouts, you'll never be short of places to wine and dine. Some top spots include The Birds and The Red Lion pubs, Wild Goose Bakery (we recommend the carrot cake), as well as Bushwood's excellent local tavern, The North Star for great pizza and beer.

Don't forget to try Singburi – an outstanding Thai restaurant – Panda Dim Sum, Mora Italian restaurant and Bocca for authentic Neapolitan pizza. The current owner also recommends Homies On Donkyes taco house, and Mum Likes Thai Food.

In addition, the flat lies close to Wanstead's bars and restaurants (stop by Provender and Bombetta) and Forest Gate (check out Arch Rivals, Burgess & Hall and The Wanstead Tap).

Walk three minutes to the west to explore Wanstead Flats and Henry Reynolds Gardens, or head east to The Olympic Park and Hackney Wick, which offer many family-friendly activities and major retail shopping opportunities.

About Eeleven, E11

45 High Street, Wanstead, London, E11 2AA
Industry affiliations:

The care and devotion that people display towards their Victorian or Edwardian homes is a complete inspiration to us, and is the reason why Eeleven exists.

We've had a longstanding love affair with these remarkable and versatile properties - from the architecture outside, to the detail within, and the versatility of the design - but it's the imagination of people who make one their project that really stirs our soul.

Whether it's a painstaking restoration that pushes the original character front and centre; a creative modernisation that blends reclaimed materials with contemporary finishes; or a complete remodel that redefines the roles of rooms and entire layouts: Victorian and Edwardian homes have ridden the waves of changing design trends and evolving lifestyles while never going out of fashion!

Our founder, Vince Laurella, started his estate agency career in Leytonstone in 1999. Since then he's helped thousands of people to realise the most from their Victorian and Edwardian properties: from the maisonettes off Francis Road and the terraces of the ladder in Forest Gate, to the broad tree-lined avenues of Upper Leytonstone and the prized collection of streets that go to make up Bushwood.

And so, in 2016, he created Eeleven, a specialist estate agency for the very best period property in the neighbourhood, built on design-conscious marketing, deep local insight and a really good customer experience.

Whether you are selling, letting or refurbishing a Victorian or Edwardian home in Leytonstone, Leyton, Forest Gate or Wanstead, we're here to help you achieve the best possible price through a unique, intelligent and thoughtful approach.
