Description

A delightful Grade II Listed six bedroom country house with separate cottage and about four acres

Description

Coxley House is a wonderful example of a Georgian country house, providing both elegant and enjoyable accommodation, set within a pretty village on the outskirts of Wells. Arranged over three floors, the house is lime rendered with attractive painted walls, set under a Roman clay tiled roof. All of the principle reception rooms, and the six bedrooms, face south over the delightful lawned garden, with views extending up to the field beyond. The ground floor reception rooms each have French windows which allow the rooms to flow seamlessly out to the garden with an abundance of natural light.

The house, which is Grade II Listed, is the former home of esteemed writer John le Carre, who is believed to have used Studio Cottage on the grounds as his study. The property has been painstakingly refurbished by the current owners, with great attention paid to retaining and restoring the original features throughout. The house has an abundance of charm and architectural features, including exposed beams, blue lias stone floors, elegant central staircase, ornate carved fireplace in the drawing room, inglenook fireplace in the dining room and beautiful Georgian joinery throughout. Situated at the rear of the house is an attractive eat-in kitchen with tiled floors, as well as a utility room, scullery, cloakroom and separate study. Leading from the scullery is a charming walled courtyard with a boot room, boiler room and four store rooms accessed externally.

The bedroom accommodation is generous, with the principle bedroom offering a dressing room and en suite bathroom with separate shower. The first floor comprises a further two bedrooms both with en suite bath/shower rooms. The attic was converted by the current owners in to three generous bedrooms and a family bathroom, with additional eaves and loft storage.

Studio Cottage

A beautifully presented and recently refurbished one bedroom cottage with a sitting room, kitchen, dining room, separate WC, shower room and a private, part-walled garden.

Outside

Coxley House is approached from a quiet village lane to the off street parking beside the house. A vehicular track leads straight ahead beside the garden to an area with live planning consent for a new outbuilding with two car ports, garden store and home office (Ref: 2015/1743). The mature garden extends to the south of the house with paved seating area and an extensive lawn split by an attractive ha-ha with a gently sloping paddock beyond. On the eastern side of the house is a further area of garden consisting of a level lawn surrounded by richly planted borders and a further paved seating area.

Location

Coxley House is located in the attractive village of Upper Coxley and backs on to beautiful unspoilt countryside on the southern edge of the Mendip Hills AONB. A short drive from the cathedral city of Wells, which has a wide selection of shops, supermarkets, local businesses and entertainment venues, as well as medical, dental and veterinary surgeries. The house is roughly midway between the towns of Glastonbury (4.4 miles) and Shepton Mallet (6.5 miles) to supplement the amenities found locally. For transport links the property is well positioned for access to Taunton, Bristol and Bath. There is a wide choice of schools locally from the independent and state sectors, with six primary schools with a three-mile radius. Notable independent schools in the area include Well Cathedral School, Millfield, Downside, All Hallows and Bruton schools.
