The ground floor apartment has an impressive bay window with secondary glazing in the drawing room providing an abundance of natural light with breathtaking views across Bath towards Wales and on a clear day the Severn Bridge can be seen. The property has an abundance of original features including the detailed plaster cornice and working window shutters. There are two bedrooms and one is currently used as a dressing room with extensive built-in wardrobes. The kitchen has generous unit storage and worktop preparation space. The bathroom features a white suite with a shower.

Externally Westfield House has well-tended communal gardens and each apartment has a garage and an off-street parking space.

There is no onward chain.

The property would benefit from some upgrading and modernisation.

Situation

The city of Bath is a city of villages, each with its own individual atmosphere and community. Westfield House is close to Bear Flat, a popular area to the South West of the centre. Bear Flat has an energetic community with a wide variety of local shops, including a grocer, florist, hairdressing salon, supermarket, chemist, post office, café, restaurant, doctors' surgeries and The Bear pub, which has an excellent reputation. The local church St. Luke's is well supported and the village has a friendly family atmosphere. Another small supermarket and a dental surgery are within 10 minutes' walk. There are several state and private schools in the area.

For commuters, Bath Spa station provides mainline access to London Paddington (approximately 75 minutes), Chippenham and the city of Bristol. Local bus services run along Bloomfield Road to the City centre. The M4 Junction 18 is approximately 12 miles north, and the A303 providing access to the M3 and southwest is approximately 25 miles south. Bristol International airport is approximately 20 miles west.

Directions

From the city centre take the A361 Wells Road south through Bear Flat. As you proceed through the village passing the pedestrian traffic lights take the right hand filter and turn onto Bloomfield Road.
