Property Details

This beautiful 5 double bedroom, 3 bathroom characterful barn conversion is situated down a secluded private lane, well away from the nearest main road, among the rolling Herefordshire countryside. The property is set within an exclusive development of eleven stylishly appointed properties, which were formerly part of a dairy and hop farm, and is the perfect blend between modern and rustic charm. The barns were converted in 2008 using reclaimed materials wherever possible and keeping exposed timbers so that they would be in keeping with the original buildings.

6 Ocle Mead is deceptively spacious and as such offers flexible living having both ground and first floor bedrooms and bathrooms, making it an ideal multi-generational home if desired.

The open plan accommodation downstairs is well-designed with the kitchen having a full complement of floor to ceiling cupboards, pull out larders and integrated appliances including fridge/freezer, microwave, dishwasher and a range oven with hob and extractor. The black granite worktops add a particularly fine finish. The adjacent utility room has matching cupboards and granite worktop and has space for a washing machine and tumble dryer. There is also a very useful large cupboard with ample space for boots, bags and a hanging rail for coats.

The kitchen flows into the light and airy dining and living areas, both having access to the south facing garden. The living space features a Clearview log burning stove with a bespoke oak surround.

The connecting hall from the living area takes you to three bedrooms, one having its own en-suite shower. Beyond that is a generously appointed bathroom with extra long bath, spacious shower, large heated towel rail and plenty of cupboards providing extra storage. The living area and all three ground floor bedrooms have air conditioning installed which can provide extra heat if needed.

A second door from the living area takes you to another hallway, the downstairs cloakroom and under stairs cupboard. The solid oak staircase leads to the first floor and into the spacious landing space which is currently used as a study area. Off this there is a further shower room and two further bedrooms, the largest of which has a spacious walk-in wardrobe with floor to ceiling shelving. This very spacious bedroom is currently used as a mini gym and an additional living space.

Also on the first floor plenty of additional storage space has been created in the eaves in both bedrooms.

Outside the property is approached via the private driveway onto the second of two gravelled courtyards to the rear of the development. There is a garage with light and power which can be accessed from either the back or front, the back door leading directly out into the garden. There are also four allocated parking spaces.

The wrap around walled garden is well established with flower beds, trees and shrubs, a covered pergola and has a large patio for al fresco dining. An electric awning has been installed for shade on the patio and there is also a potting shed with power and two log sheds. Cabling has also been laid for an EV point to be fitted on the wall adjacent to the allocated parking bays.

The cathedral city of Hereford is only 6 miles way and the market towns of Bromyard and Ledbury are 8 and 10 miles respectively. Hereford has a wide range of retail and leisure facilities, excellent rail links to Birmingham and London and an extensive choice of schools, although there is a local pre and junior school in Burley Gate, just a short 5 minute drive away. Burley Gate also has a village shop and Post Office.

Why the owner loves the property:
Our initial reaction on coming to view our property was the location. Down a private lane and set well back from the main road it is such a quiet and peaceful place to live. Sometimes all we can hear are the birds singing and the bees buzzing. We love and appreciate having flexible living arrangements inside the barn. We can choose to sleep shower upstairs or downstairs, and there is plenty of space storage for each of us to have our own craft rooms. Although we are part of a small development of converted barns, which is split into two distinct courtyards, we have privacy when we want it but have neighbours close by if we need anything. We have lived here for over 12 years and will definitely miss all of these things.
