Description
Comment from Robert Reed of Gascoigne Halman
Great Barrow and a great property! Indeed, this is a property of wonderful combinations. The appeal of rural life with the convenience of nearby amenities, combined with the advantage of contemporary specification and design together with excellent aesthetics and a use of traditional materials, makes this property truly stand out.
There is so much to comment on here, starting with the location. The situation is noticeably tranquil with the property approached via a private driveway that leads to just three individual properties. Each is secluded and mature in its own right, but likewise there is the advantage of not being completely isolated. The plot of the subject property extends to a little under one acre and enjoys excellent aspects of adjoining open countryside. Equally, for those who enjoy village life, the centre of Great Barrow can be reached within a three minute drive and Tarporley village within seven miles. The historic city of Chester is only six miles away, providing direct transport links to Liverpool, Manchester and London.
The dwelling itself extends to just under 3000 square feet and has been carefully restored, extended and enhanced by the current owners to create a functional and idyllic family home. Beyond the impressive oak front door, the ground floor opens with a feature entrance hall, oak-framed windows and galleried landing. The open plan ground floor creates a striking feeling of space and flexibility. However, when break out spaces are required, there are two additional reception rooms. The large utility room leading directly to the outside is a key addition to this family home. At first floor level there are five bedrooms, each with their own character and style, an en suite shower room and two bathrooms. Excellent views can be enjoyed from every room.
The final aspect worth highlighting is the flexibility for both home working and leisure opportunities. Recently installed is a high quality wooden clad studio, beautifully positioned in the garden and both well insulated and heated. This would be a wonderful childrens retreat, bespoke home office, art studio or music room ¿ all of which can be enjoyed by a spectacular view of garden! The grounds provide ample parking space, a garden store, large Indian stone patio and a substantial expanse of lawn. For those who enjoy walking, a network of public footpaths across the surrounding countryside are available from your doorstep.
If you want to know more, give me a call, this really is a super addition to the market.

Location
The subject property is just outside Great Barrow, a village of charm, history and character which enjoys a strong community spirit and lies within a green belt and a conservation area. The nearby village offers an attractive church, pub, school, community park and a thriving cricket club. Several other sporting activities are available locally, such as several nearby golf courses, Chester rugby club less than a ten minute drive away and a popular hockey club close to Tarporley. There is also horse racing available at Chester, Bangor on Dee and Aintree. In regards to education, there is a primary school in the village (Barrow CofE) which is a designated partner school to Christleton High. Christleton is a nearby state school, with an OFSTED `outstanding¿ rating, easily accessed by a bus service from Great Barrow. There is also an excellent selection of private schools in and around Chester including Abbey gate College and the Kings & Queens Schools. For those who travel in the direction of Manchester, The Grange Junior and Senior School are located in Hartford and Sir John Dean's Sixth Form Centre can be reached a further five minutes away.
Alternatively, in nearly equal proximity the village of Tarvin offers has a diverse range of ammenities, including several takeway services, a popular restaurant, Co-op and other convenience stores including a post office. The location of this home acts as an ideal base from which to access many other commercial centres including Manchester, Liverpool and Warrington. Furthermore, it should be noted that both Manchester International Airport and Liverpool John Lennon Airport can be accessed within a forty minutes drive. Nearby railway stations are located at Chester, Crewe, Frodsham, Hartford and Crewe. The stations at Chester and Crewe enjoy a direct (circa 90 minutes) and regular rail service to London Euston.
Directions
Leave Tarporley in direction of Chester. Upon reaching the roundabout, take the second exit and proceed along the A51 in the direction of Chester. Proceed through Clotton and Duddon passing landmarks that include Duddon Primary School on the right hand side and Okells Garden Centre on the left hand side. Upon reaching the Tarvin roundabout, take the first exit in the direction of Chester. Proceed along the A51 and upon reaching a set of traffic lights take a right hand turn in the direction of Great Barrow. Having taken the right turn onto Barrow Lane, pass the Stamford Bridge pub on the left hand side and proceed towards the middle of the village. Shortly before the primary school on the left hand side, make a right turn taking you past the White Horse Inn. Continue to follow this road through the village and out, eventually passing Manor Park on your right hand side. Once you reach a straight expanse of road you are close to the property.
