Description
This is a tough village to beat and Woodbury Cottage, an arts and craft style property dating around the 1920’s and built in Cotswold stone, is set in a prime position within it.
The current owners have tweaked, changed and re-modelled the cottage, and you now have a quite stunning interior with incredible features that will have you just standing and staring, including exposed timbers, brickwork, and some of the most incredible framework.
We have four reception spaces here, along with the most incredible kitchen, living and dining area, which is so well positioned, centrally, in the heart of the home. The walk-in larder and Aga are without doubt pluses for me. Everything then flows from here and it works so well with beautiful oak French doors allowing you to spill out onto a stunning courtyard style terrace with steps up to a further sun deck, a lovely idea.
All I sense and feel from this home is ‘social, warming and homely’ and all for the right reasons, along with the most stunning surroundings and sky from the elevated position.
I think another noticeable point when walking around this home, was the versatility of the living space, you really could change things around as life changes. As noted, we have living room, family room, conservatory and enormous study with the vast kitchen, dining area, features in every room but essentially you can decide how this all works for you.
Moving upstairs we have four stunning double bedrooms up here, two en suites and the family bathroom and even a balcony with incredible views. All the rooms have the vaulted ceiling feature which adds so much character yet still gives great heights to the rooms, as with downstairs it feels so light and bright all the way through.
Now we move outside and whilst we have touched on some points out here, we’ll run back over it for you.
Firstly, on the approach, the entrance is slightly hidden, which I loved, then the driveway takes you in and round where you can carry through to the garage or to the side parking area bordered established lavender planting.
The plot extends to about half an acre and is split nicely into areas that really work to me, the paddock area is great for a play area, ball games, the trampoline and all that kind of fooling about. Re-landscaped in 2019 by local garden designer Jacqueline Easton, the upper-level terrace and raised sun deck are just perfect for relaxing and entertaining, daytime and into the evenings you can imagine being sat here taking in the sun with friends and enjoying the views and wildlife, and then having firepits and burners when the night sets in.
All of the above will be pretty hard to say no to, you then add some excellent local pubs that are walkable, amazing schools, both local and independent and both fast and slow trains to Paddington and Waterloo only a short drive away and you have the full package.

In 2010, after 12 months of planning, the David Cliff Agency opened its doors - one of Wokingham's longest serving and best respected estate agents had returned home to roost. Situated in the heart of Wokingham town centre, and with a carefully selected team of like minded professionals who are passionate about property they are perfectly placed to deliver a first class service. With a wealth of experience they are determined to give a level of service and presentation not seen in our area and the increasing number of distinctive pink boards show that they are surely achieving their goal.
Property is in David's DNA. With over 30 years' experience in property marketing and management, David's enthusiasm has never waned - to the point where he realised that the property business was missing something and he was prepared to inject it. And so the David Cliff Agency was born.
Although David is now running a busy and expanding agency he will always find time for you if you so wish. "You don't get to run a popular, personalised business unless you are prepared to walk the boards, without clients that trust us we are nothing", so you'll often see David in one of the offices talking to customers, mentoring staff, or even feeding the fish!
It's hard not to have come across the david cliff brand, and that's no accident. You'll see distinctive sales and lettings boards of course but also sponsorship of sports and social events along with schools and even the odd bus!
The creation of the Christmas window has now become a true event and reached national press and TV, the strength of a 'genuine' brand is important and creates recall and confidence and that helps you reach people.
In simple terms the brand is caring, supportive, respected and incredibly well known which is the brand you would want to be with.
