Description

Enjoying both formal garden and paddock, with an overall plot size in excess of one acre, a stunningly presented top quality barn conversion in a tree lined lane on the edge of Delamere Forest
Comment from Robert Reed of Gascoigne Halman
Cheshire Barn Homes have created a unique range of beautifully converted barns and this development is arguably the best example of its kind, having just six newly converted homes. The location is excellent being on a tranquil and mature lane on the fringe of both Mouldsworth village and Delamere Forest. This is arguably the prime plot, with the garden and paddock extending to over an acre and there being an ndercover oak framed car port and store room plus allocated parking.

The present owners have taken an already excellent home of over 2000 square feet on to an even higher level, with a series of no expense spared luxurious upgrades and additions, both inside and out. These, combined with the flair and excellence of a professional interior designer who has created a gorgeous internal style all combine to make this a special home.

The first addition becomes apparent even before you set foot through the door, with a superb oak framed Cheshire brick open fronted porch having been recently added. Internally, well, when it comes to upgrades, the list is seemingly endless! Let me set out the key highlights.

There is a bespoke under stairs cupboard and cloak cupboard, whilst the formal lounge and cinema room have a media wall and top grade electric fire. As one would expect of a professional interior designer there is best in class lighting, wallpaper colour choices. There have also beem window treatments on family lounge and formal lounge. The kitchen is where a large capital sum has been invested into luxurius finishing touches. The cube quooker tap supplies hot, filtered and sparkling water, the under island hidden cupboards provide extensive storage, there is a waterfall quartz goldenvein worktop and the Island unit has handmade oak chopping and serving boards.

The keen cook will appreciate the hidden pull out for oils and spices on right hand side and niche whilst there is also an engraved mantle above hob, 4 drawers to hob run and under the double oven, handle brass upgrade, breakfast cupboard upgrade and an antique mirror splash back.

The utility room is bespoke and comprises a pull out folding drawer in the middle of washer dryer housing, quartz worktop, backlit pantry shelving and units. There are also double doors to conceal the boiler and create boot room storage space

As first floor level the principal bedroom dressing room wardrobes are of superb design and finish whilst with practicality in mind, there is a built in storage laundry cupboard on the landing.

The overall layout and feel is flexible, practical, luxurious and warm, all at the same time!

Externally the current owners have invested heavily into landscaping. In addition to the aforementioned porch, there is a five bar gate access in garden to paddock and a magnificent, recently finished side courtyard garden. Check out the beautiful walk! A hot tub is available as an additional purchase but at a much reduced rate from its original cost.

Sustainable luxury is the key phrase here. Whilst being of traditional character the homes have been brought up to modern energy standards with an air source heat pump working alongside a wet underfloor heating system to the ground floor and energy efficient appliances throughout. Add this to the cabling infrastructure that has been fitted to support an electric vehicle charging point and you have a brilliantly efficient, future proofed home, an all too important feature in todays world.

The outdoor space is a huge bonus to a property that is already a very strong proposition. The rural open views the property backs on to helps to emphasize the sense of space and provides the perfect backdrop for those after countryside living.

It should also be noted the client would be open to including at a mutually agreeable price light fittings and furniture.

Accommodation and dimensions

As detailed on the floorplan

Location

Mouldsworth is a delightful village, found in what is widely regarded as one of the most sought after parts of the County of Cheshire. It has the always popular Goshawk public house and a railway station on the Chester/Manchester line providing regular services. In nearby Ashton Hayes, there is Ashton House Nursery, a hugely popular establishment with a strong reputation which also includes a forest school.

It is situated in a rural yet most accessible area with local services in the nearby market town of Frodsham and popular village of Tarporley. More comprehensive services available in the City of Chester. Schooling is well provided for in the area with the Kings, Queens and Abbeygate schools in Chester, The Grange at Hartford and local primary schools in the villages of Manley and Ashton Hayes.

On the recreational front there golf courses at Delamere, Sandiway and Tarporley, motor racing at Oulton Park, polo at Little Budworth and horse racing at Chester, Haydock and Aintree.

The area enjoys excellent road communications being four miles from the M56 motorway allowing for ease of access to the M6 and national motorway network permitting daily travel to Manchester, Liverpool, The Potteries and Birmingham. Liverpool and Manchester international airports are 20 and 27 miles respectively and there are good rail links to London with a two hour inter-city service to Euston from several local stations.

Directions

From the centre of Tarporley, proceed out of the village in the direction of Chester and at the roundabout take the second exit. Proceed along for a few miles passing through the villages of Clotton and Duddon and the right hand turn into Tarvin. Upon reaching the Tarvin roundabout take the second exit and proceed along until reaching a left hand turn signposted Ashton Hayes and Mouldsworth. Take this turn and proceed along and shortly after the left hand bend by the former Golden Lion pub continue straight along through Ashton village taking the next left on to Gongar Lane (just after the right turning for Pentre Lane). Follow Gongar Lane for a short while until it narrows and becomes Smithy Lane, just after the turning on your left for Norton¿s Lane.
