Description
The old stone farmhouse was previously used as an owners cottage and gite by a former owner, each with their own self-sufficient, yet separate, living spaces albeit with a first floor internal connection. Used only as one large house for the last 11 years, it could continue to be used as such or the gite could be reinstated.
Boasting many character features (open fireplaces, wood beams, stone walls, high ceilings), the house is in good condition with no major work needed. The roof is insulated and waterproofed, there is oil-fired central heating and the septic tank has just been checked and certified conforming with existing regulations. It also has a good energy efficiency rating.
Entering through the main door takes you into the spacious (36m²) salon/dining room of the owners house which has a tiled floor and large open fireplace. It opens onto the adjoining kitchen (15.5m²) with double height ceiling and enough space for a small breakfast table. Leading off the salon/dining room is a smaller salon (19m²) off which there is the downstairs shower room with WC (4.5m²) and the boiler room (2.5m²).
An old wooden staircase leads to the first floor and a landing and corridor (13m²) that leads to all rooms. The first bedroom (24m²) has a double height ceiling and could be divided into two rooms as there are already two doors (addition of a plasterboard wall needed). Bedroom 2 (16m²) is further down the corridor followed by an upstairs bathroom (5m²) with bath and lastly a separate WC (1.5m²). A door at the end of the corridor leads to Bedroom 3 (15.5m²) with ensuite bathroom with WC and second door giving access to the gite part of the house.
Going through this second door takes you into a landing/corridor (9.5m²) with access to the two bedrooms on this part of the house. Bedroom 4 (9.5m²) and Bedroom 5 (10m²) share the third bathroom (5.5m²) with bath and bidet. There is also a separate WC (1.5m²). A wooden staircase leads down to the ground floor and an open plan space (47m²) that includes salon, kitchen, dining room and entrance hallway. There is also the fourth and last bathroom (3m²) with shower and WC.
From the gite part of the house there is internal access to the adjoining large barn (120m² floor space) that is used for storage and as a workshop space. The barn has a large main door and a couple of smaller doors at the front and back. It could also be used as a garage space. Adjoining the barn is a hangar barn (55m²) with sloping roof. Across from the barn and hangar barn is another stone outbuilding (40m²) that was previously used to dry tobacco. It has an open space on the top level and three small rooms below.
Outside, the total surface area of included plots is 14,250m². A short gated driveway leads up to the house and barns and offers plenty of private parking. The garden nearest the buildings is almost fully enclosed and is mainly grass/,meadow with a few fruit trees. The large plots are just beyond and are mainly fields/ meadow. All plots are fairly flat and there is the possibility of installing a pool (subject to proper permission).
A beautiful old stone farmhouse offering a very comfortable living space with large outbuildings and almost 1.5 hectares of land.
