Description

Famed for its striking architecture and rich local history, Palmeira Square remains one of the most sought after addresses in the city. This generous apartment is formed from the front, lower ground floor of a west facing townhouse, so it receives plenty of natural light and has the wonderful proportions of the period. It has one large double bedroom. and has been well-maintained by the current owners, so you can move straight in or let it out immediately with ease, but there remains plenty of scope to put your own stamp on the place.

Stepping out to the communal gardens of the square, you are surrounded by tall trees and greenery, yet Hove Lawns and Beach are also visible, and you are in the middle of the vibrant social centres of both Western and Church Roads. Hove Station is easy to reach on foot, and buses stop at the top of the road, taking you throughout the city and beyond. With so many positive attributes, this apartment will appeal to first-time buyers, investors and downsizers alike, and is sure to be snapped up.

The grand, Grade II listed homes of Palmeira Square are undoubtedly some of the finest examples of Regency architecture in the south. Since their inception in 1850, they have continued to attract people to the city with their stunning Italianate facades and Tuscan columns below their grand portico entrances. At the time they were compared to the impressive terraces of London’s Hyde Park; putting Brighton firmly on the map as the most desirable place to live outside the capital.

Sitting midway down the easterly wing of the square, this apartment is approached down a few stone steps to a communal entrance shared by just one other. There is outside storage for bikes etc, and the front patio area has been decorated with colourful pots and plants creating a pretty outlook from inside.

Once inside, the scale of the apartment becomes apparent as the ceilings are wonderfully high and every room is of generous proportions. Conveniently positioned side by side, the kitchen and living room share the same westerly aspect, so natural light is able to stream in through the wide picture windows. These form a bay in the living room which almost covers the end wall providing a lovely space for a dining table and chairs leaving ample space elsewhere for comfortable sofas. The décor is fresh in cream with the chimney breast picked out in teal, and while the fireplace is no longer open, it has a decorative wooden manel which adds character to the space.

Next door the kitchen feels deceptively spacious as it has a breakfast bar running along one wall and storage at both base and wall levels along the other. Within the units, the tall fridge freezer, fan oven and gas hob have been integrated, leaving space for a washing machine. While this room is in fine fettle, there is plenty of potential for modernisation too should you wish to put your own stamp on the place, or there would be space to create an open plan kitchen within the living room, putting bedroom two in its place. Certainly food for thought.

Nicely decorated with a contemporary finish, the bathroom has stylish turquoise brick wall tiles around the P-shape bath which has a power shower over it. An alcove has been created for your toiletries and lined in slate to echo the splashbacks, and there is a heated rail for your towels.

Moving through the flat, there is a huge amount of storage in the hallway, and also within the living room and bedroom which is a huge bonus for apartment living where storage is usually lacking.

Almost mirroring the living room in size and shape, the bedroom is wonderfully spacious, there is room for a queen size bed and several pieces of bedroom furniture without compromising on floor space and being so peacefully positioned to the rear of the building, you can always ensure a restful night’s sleep.

This generous flat is situated in a popular area with lots of local shops and the beach on your doorstep. The city centre shopping districts and parks are also within easy reach, and this house also offers easy access to Hove Station which has direct and fast links to the airports and London.
