Description

Property Description: Guide Price £185,000 - £195,000. Once part of one of the towns 'wool houses', this historical stone built property maintains many fabulous period features but also has a fresh and contemporary feel about it - light and bright with white washed walls, large sash windows and open plan living area.

Through the front door, you arrive into the open plan kitchen/living room, with its stunning herringbone wooden floor, feature fireplace with brick surround and large Georgian sash window. The kitchen area is towards the back of the house and has a range of units with copper back splashes, giving the room a bit of an industrial feel and perhaps a nod to the buildings past. This room makes a fabulous 'dayroom' as it has space for a dining table and a small sofa or chairs.

A ledge wood door leads to the staircase up to the first floor and the well proportioned and light filled sitting room. This room has rich in colour wood flooring and a feature fireplace with Bath stone surround. On this level is the bathroom with white suite and tiles, painted wooden floor and built in storage. Due to the layout of the house the sitting room could be used as a third bedroom if required.

On the top floor are the two bedrooms both with painted wooden floors. The main bedroom is to the front of the house and has views over the roof tops towards the impressive Bath Road viaduct. This room also has a feature fireplace, a wooden sash window and is a good size. There is a loft above which has plenty of storage space. The single bedroom faces east and from here you catch a glimpse of the locally famous and architecturally renowned Anglo Trading building.

Outside: Through the glazed door from the kitchen there is a narrow, gravelled courtyard space with room enough for a bistro dining table and chairs. Along the passage there is a stone outbuilding, with electric and water, which once housed a fireplace with chimney. The outbuilding could be made into a studio/office or the roof could be lifted creating a great outside dining space.

Location: The house is situated on Draycott Road at the end of which there is a footpath and countryside walks, either up onto the Mendips or to the neighbouring village of Bowlish, with its pub and village school. It is also a short walk to the High Street.

Shepton Mallet is a vibrant and historic market town which has a heritage dating back to Roman times. The River Sheppey runs through the town and the Mendip Hills, which as an Area of Outstanding Natural Beauty (AONB) lies to the north. The town has a wealth of retail outlets including independent boutiques, cafes and bars as well as supermarkets and garden centres. The Charlton House Hotel & Spa is nearby with its award-winning restaurant in an elegant country house. Many cultural events are held throughout the year including the Lantern Festival, The Snowdrop Festival and the annual Carnival. The iconic town of Glastonbury is only six miles away, and the energetic cities of Bristol and Bath, easily accessed via the A37, are both under an hour away with excellent rail links to London. Castle Cary provides the closest rail links and is only 7 miles away. The A303 and the M4 are easily accessible and there are air links via Bristol Airport. The historic city of Wells is approximately 5 miles away and has four supermarkets including a Waitrose, a cinema, a leisure centre, numerous coffee shops, pubs and restaurants. The property is well placed for good state private schools.

Shepton Mallet has been known for it's wool production since Medieval times and in later years was famed for the renowned Shepton Cloth or Spanish Medley – ‘the greatest of all drapperyes’ which was sold into the Royal Courts of England and Spain. 4 Draycott Road being part of the old Wool House could perhaps have been the site of production of the distinguish 'Shepton Cloth'.
