I'd just like to point out, before you view this home and pass judgement, that the present owner is only moving because of a breakdown in his relationship and only wants to move, so that he can be a good father to his young daughter. He is a full time working Dad, with a young daughter who he has most of the time. He had many plans on what he wanted do to make this his dream home for his family, but unfortunately things didn't work out as planned.

What he had planned was to knock the wall down between the kitchen and dining room, add a new kitchen and bathroom, he wanted to give it some TLC, which it needs but his daughter takes priority, using up most of his time and money! So, he hasn't had the time to do the things that he wanted to do.

Please go in with an open mind, and see past the clutter, and note what makes this home different from the modern new builds of today, because once this is completed to how you want, it will make a fantastic 'forever home' just like the owner wanted himself!

OK, so this detached three bedroom family home is situated in a quiet Cul-d-Sac off Megs Lane in Buckley, offering deceptively large accommodation in a popular residential area within easy reach of Buckley town centre.

To the front of the home is a well kept lawn beside which is a drive with space for at least 2 cars outside the wrought iron gates. These gates lead in to the car port which extends the full length of the house, representing at least a double length garage.

We then come to the garage itself. Brick built and with an up and over door this provides a wealth of storage space, or a place for your car....unlike many New Builds of today, this home can actually accommodate a fair few cars on the driveway and in the garage. If parking is one of those boxes that you must tick off, then TICK!

The 'front' door is on the opposite side of the home to the car port and gives access to the generous inner hall. Leading off from here are the stairs and beside them a door to the utility room.

This convenient space is much larger than you think. It contains all of the items we struggle to accommodate, hoovers, washing baskets, etc...., there's also space for a condensing tumble drier so that laundry can be done whatever the weather.

To the right of the stairs and to the front of the home is the lounge. This is a large room, running the full width of the house and with a large picture window looking over the front lawn, is never dull. Opposite the window is an attractive fireplace with a very realistic flame effect electric fire, complimenting the gas central heating and keeping the family cosy in the depths of winter.

Across the hall we find an added bonus, the separate dining room. It easily provides enough room for a table that is sufficiently large enough for all the family to sit round, and without the need to clamber over the other pieces of furniture in order to eat!

A door from the dining room leads us into the kitchen which, if I am honest, is a little tired and could benefit from a bit of an update but is perfectly workable as it stands. When moving into a new home people often feel they want to make changes in the kitchen as part of stamping their own identity on the place and this gives you ample space to make something a bit special. You could, if you wanted and had the money to do so, knock the wall down between the kitchen and dining room, to create a very generous sized modern kitchen / diner. We would recommend that you speak to a builder first before doing this, just to make sure it can be done, and safely.

Moving up the stairs, we come to a rather generous sized landing. Turning right, it brings us to the first real surprise in this home; the front main bedroom.

This is a mirror image of the lounge beneath and as such, is huge. The inner wall is covered in deep fitted wardrobes and even these fail to overpower the room, leaving masses of space for the large double bed and other furniture. There is a large picture window to the front, offering open views of Moel Famau in the distance from your bed.

At the end of the bedroom is something that is not often found in a home 'like this' and En-Suite shower room. Fitted with the usual suspects, a shower cubicle, pedestal wash hand basin and let's not forget, a very handy toilet, especially when you get to my age!

Across the landing from here, is the second bedroom which again is far bigger than the outside appearance of the home would have you believe. It's a very generous sized double and I would guess, is probably the main bedroom in the more recent built modern homes!

The third bedroom is also rear facing and while the smallest of the three, is still a very comfortable double room, something quite unheard of in homes of today. If you work from home and don't have children, then this is a very decent sized office, come games room.

Between these two is a usefully large airing cupboard, which is also home to the hot water tank.
Finally, we come to the family bathroom, which does what it says on the tin. It contains a coloured suite of basin, lavatory and bath complimented by attractive tiles, with a useful heated towel rail.

Out through the kitchen door is the enclosed rear yard, with a patio, ideal for BBQ's and outdoor furniture. Past this is an area of fake grass, no mower required, and beyond that is are some raised brick built flower beds around the perimeter making a pleasant space to sit in the sun.... What's not to love about this place, it has it all and at a price most can afford?

All in all this is an excellent opportunity to find a genuine three bedroom detached family home, rather than the well known "two and a box" in an established and popular area of Buckley, with plenty of off road parking, a huge car port, detached garage, huge front bedroom with fine views and an en-suite, a very generous sized and comfortable lounge, the list goes on......so don't delay, give us a call to arrange for you to pop round and have a peek inside.
